<br />K.3. Factors Considered in Evaluating ApplicationsGranting Conditional Use Per- <br />mits. The City Board of Zoning Adjustments shall consider the following factors <br />in determining whether to approve an application issue a conditional use per- <br />mit, although the City Board may waive or reduce the burden on the applicant of <br />one or more of these criteria if the City Board concludes that the goals of this <br />Oordinance are better served thereby. <br /> <br />1.a. Height of the proposed wireless telecommunications facility tower. <br /> <br />2.b. Proximity of the facility tower to residential structures, residential property <br />lines, residential district boundaries, and elementary schools. <br /> <br />3.c. Nature of uses on adjacent and nearby properties. Visual and other poten- <br />tial impacts to surrounding land uses. <br /> <br />4.d. Surrounding topography. <br /> <br />5.e. Surrounding tree coverage and foliage. <br /> <br />6.f. Design of the facility tower with particular reference to design characteris- <br />tics that have the effect of reducing or eliminating visual obtrusiveness. im- <br />pacts. <br /> <br />7.g. Existing and pProposed parking, as well as site ingress and egress. <br /> <br />8.h. Availability of suitable existing towers, buildings and structures that would <br />provide site sharing and co-location opportunities in the project vicini- <br />ty. as discussed in Subsection F.4. of this Section. <br /> <br /> <br />L.4. Availability of Suitable Co-locations. Existing Towers or Other Structures. No new <br />monopole or tower shall be permitted unless the applicant demonstrates to the rea- <br />sonable satisfaction of the City Board of Zoning Adjustments that no existing or <br />planned tower, alternative tower structure, building or structure can accommo- <br />date the applicant’s proposed antenna(s). Evidence submitted to demonstrate that no <br />existing tower, alternative tower structure, building, or structure can accommodate <br />the applicant’s proposed antenna may consist of any of shall include, but not be <br />limited to the following: <br /> <br />1.a.
