CONDITIONS OF APPROVAL <br /> PLN2014-00014—1795 Carpentier Street <br /> David Yan(Applicant and Property Owner) <br /> COMPLIANCE WITH APPROVED PLANS <br /> A. The project shall comply with Exhibits A through J, approved June 26, 2014, except as <br /> herein modified. Exhibits are on file at the City of San Leandro, Community Development <br /> Department, 835 East 14th Street, San Leandro, California. <br /> Exhibit A—Front Facade Rendering and Neighborhood Block View <br /> Exhibit B—Proposed Site/Roof Plan <br /> Exhibit C—Existing Site/Roof Plan <br /> Exhibit D—Existing Floor Plans <br /> Exhibit E—Existing Elevations <br /> Exhibit F—Proposed Floor Plans <br /> Exhibit G—Proposed Elevations <br /> Exhibit H—Building Sections <br /> Exhibit I—Streetscapes <br /> Exhibit J—Landscape Plan <br /> B. The property owner and/or applicant shall be responsible for assuring that any <br /> successor in interest who assumes responsibility for this zoning approval is informed of <br /> its terms and conditions. <br /> C. Construction shall commence within one (1) year following Board of Zoning <br /> Adjustments approval of the Conditional Use Permit, Parking Exception, and Site Plan <br /> Review; and shall be substantially completed one year after commencement of <br /> construction. For the purpose of compliance with this condition, commencement of <br /> construction shall be defined as the construction of a substantial portion of the building <br /> foundation structures. <br /> D. Prior to issuance of building permits, all building specifications shall be submitted for <br /> review and approval to the Zoning Enforcement Official to ensure the quality of the <br /> exterior design. Said plans shall indicate the exact type of hardiplank cement siding, <br /> cement plaster, composition shingles, wood guards and railings, wood trims and <br /> brackets, and window and door manufacturers to ensure that the duplex's exterior <br /> materials and finishes match the existing dwelling and meet the standards specified in <br /> the approved exhibits. Any changes to the approved building specifications must be <br /> made in writing to the Zoning Enforcement Official, who may either administratively <br /> approve the modification or bring it back to the Board of Zoning Adjustments for <br /> review. In addition, a final color and materials board shall be submitted for the exterior <br /> of the duplex for the review and approval of the Zoning Enforcement Official, prior to <br /> issuance of building permits. <br /> Agreement to Conditions June 26,2014 <br /> PLN2014-00014 Page 3 of 8 <br />
