• <br /> D. No unregistered automobiles, no automobiles with expired licenses, and no inoperable <br /> automobiles may be parked on the property. Parking stalls are to be used for parking of <br /> permitted vehicles only and shall not be used for storage or other purposes. <br /> III. ENGINEERING AND TRANSPORTATION DEPARTMENT <br /> A. The proposed development shall comply with City ordinances, policies and regulations. All <br /> improvements shall be in accordance with the City's Design Standards, Specifications and <br /> Standard Plans unless otherwise specifically approved by the City Engineer <br /> B. Pursuant to Government Code Section 66020, including Section 66020 (d) (1), the City <br /> HEREBY NOTIFIES the applicant for this Project that the 90-day approval period (in which <br /> the applicant may protest the imposition of any fees, dedications, reservations, or other <br /> exactions imposed on this Project by these Conditions of Approval) will begin on the date of <br /> the conditional approval of this Project. If you fail to file a protest within this 90-day period, <br /> complying with all of the requirements of Government Code Section 66020, you will be <br /> legally barred from later challenging any such fees, dedications, reservations or other <br /> exactions. <br /> C. Site Improvement Plans for all on-site and off-site improvements shall be approved by the <br /> City Engineer prior to the issuance of Building Permits for the project. All improvements <br /> shall be designed and constructed in accordance with the City's Design Standards, <br /> Specifications and Standard Plans, unless otherwise specifically approved by the City <br /> Engineer. <br /> D. Prior to the issuance of the Building Permit, the property owner shall pay standard fees for <br /> new residential units including but not limited to the Development Fee for Street <br /> Improvement (DFSI), Park Development Impact Fees, and other fees as required by City <br /> Ordinances and regulations. (Note: The new dwelling units having less than 450 square feet <br /> may qualify for the special unit rate of$6,056.80 each for Park Fee. This fee is subject to <br /> increase with the new Fiscal Year.). <br /> IV. FIRE DEPARTMENT <br /> A. Project shall comply with all requirements in accordance with the California Building and <br /> Fire Codes. <br /> B. Prior to issuance of building permits, required construction documents including but not <br /> limited to site plans and building floor plans, elevations, and sections shall be provided for <br /> review and approval by the Fire Department. <br /> C. Prior to Certificate of Occupancy, the "circular" stairs for the loft in the Carriage House <br /> shall comply with CBC 1003.3.3.8. <br /> D. Prior to issuance of building permits, the construction documents for the Blacksmith's Shop <br /> and the storage room shall show a one-hour fire rated wall to separate the two occupancies - <br /> the residential unit and the storage room. Prior to Certificate of Occupancy, the fire rated <br /> separation shall be constructed to the satisfaction of the Fire Department. <br /> Agreement to Conditions December 1,2008 <br /> PLN2007-00062 Page 5 of 6 <br />
