CONDITIONS OF APPROVAL <br /> PLN2014-00048—2001 East 14th Street <br /> Ben A. Begier(Applicant and Property Owner) <br /> COMPLIANCE WITH APPROVED PLANS <br /> A. The property owner shall comply with Exhibits A dated October 27, 2014, except as <br /> hereinafter modified. (Copies of Exhibits A are on file in the Community <br /> Development Department, 835 East 14th Street, San Leandro, California). <br /> Exhibit A—Site Plan from CU-78-15 <br /> B. The applicant and/or property owner shall be responsible for assuring that any <br /> successor in interest who assumes responsibility for this zoning approval is informed <br /> of its terms and conditions. <br /> II. PERMITTED USE <br /> A. This Conditional Use Permit approval is to operate a used car dealership at 2001 <br /> East 14th Street, Assessor's Parcel Number 77-554-2-1. Any change or addition to <br /> the operation of the used car sales operation, including but not limited to <br /> establishing vehicle inventory for rent or performing detailing or repair and <br /> maintenance services shall be subject to the review of the Community <br /> Development Director, who may approve administratively or direct to the Board <br /> of Zoning Adjustments for a formal public hearing as a modification to the use <br /> permit. <br /> B. Display and storage of vehicles shall remain in substantial compliance with the <br /> striping shown on Exhibit A - Site Plan. <br /> C. Vehicles for sale belonging to the business shall not be parked or displayed in the <br /> public right-of-way. <br /> D. No collision vehicles may be stored on the property. No salvage of vehicle parts <br /> shall be conducted on the property. <br /> E. The hours shall be restricted to 8:00 a.m. to 10 p.m., Monday through Sunday. No <br /> repair activities are allowed after 8:00 p.m. Any modification to the hours shall be <br /> subject to the review and approval of the Community Development Director. <br /> F. These conditions of approval shall be posted in the building prior to opening the <br /> business on the property, and shall be made accessible to all employees. <br /> III.
