CONDITIONS OF APPROVAL <br /> PLN2014-00004—14275 Wicks Boulevard <br /> KMA Emergency Service, dba Westmed Ambulance Service(Applicant and Property Owner) <br /> COMPLIANCE WITH APPROVED PLANS <br /> A. The property owner and/or applicant shall comply with Exhibit A, attached to the application <br /> dated February 6, 2014 except as hereinafter modified. (Exhibits are on file at the City of San <br /> Leandro Development Services Department, 835 East 14th Street, San Leandro, California). <br /> Exhibit A- Site Plan(Sheet A1.1) <br /> Exbibit B - Floor Plan(Sheet A2.1) <br /> Exhibit C -Applicant Statement <br /> B. The property owner and/or applicant shall be responsible for assuring that any successor in <br /> interest who assumes responsibility for the zoning approval is informed of its terms and <br /> conditions. <br /> II. PERMITTED USES <br /> A. This is an Administrative Review approval that allows a Non-Emergency Ambulance Service <br /> to operate from 14275 Wicks Boulevard;Assessor's Parcel Number 77B-851-4-5. <br /> B. The days and hours of operation will be seven days per week, 24 hours per day. <br /> C. Any modification to the hours or days of operation, or relocation of the business on the <br /> property or the expansion of the business shall be requested in writing to the Zoning <br /> Enforcement Official. <br /> D. No flashing lights or sirens shall be used on the ambulances. This use shall operate in <br /> conformance at all times with California Vehicle Code Section 21055, which regulates non- <br /> emergency transport vehicles. <br /> E. Parking of ambulance vehicles shall be designated to the rear of the parking area,per Exhibit <br /> A(Site Plan) away from nearby residential uses. Any storage of equipment and materials for <br /> the ambulance service shall be stored inside the building at all times. There shall be no <br /> outdoor storage or display of equipment or materials. Engine idling on the premises is not <br /> allowed outside the building. <br /> F. These conditions of approval shall be conspicuously posted in an area accessible to all <br /> employees. <br /> III. BUILDING SAFETY <br /> A. Prior to occupancy, building plans, specifications and calculations shall be submitted for a <br /> building permit and approved that show how the project complies with applicable building <br /> and fire code requirements for the proposed use. <br /> Agreement to Conditions March 12,2014 <br /> PLN2014-00004 Page 3 of 6 <br />
