• <br /> t. 4 <br /> approval of the building permit or commencing discharge,whichever occurs first. <br /> G. Discharge of anything other than rainwater to the storm water collection system, including <br /> area drains, sidewalks,parking areas, street curb or gutter, is strictly prohibited. <br /> H. Container Management of trash, solid waste and/or recyclables shall be required to prevent <br /> exposure to or contamination of rainwater, creating illicit discharges or impacting receiving <br /> surface waters. <br /> I. The elimination of exposure of materials, processes or equipment to the maximum extent <br /> practicable is necessary to prevent contamination of rainwater. Exposures that cannot be <br /> eliminated require the use of Best Management Practices (BMPs), both engineered and <br /> policy/procedural, to prevent remaining exposures from impacting rainwater, creating illicit <br /> discharges or contaminating receiving surface waters. <br /> VI. SIGNAGE <br /> A. Prior to installation of signage, the applicant shall submit precise details for all signage to <br /> be proposed for the site, for the review of the Community Development Director. Said <br /> details shall include but are not limited to location, color or copy. <br /> B. Window signs are not to exceed 25% of the visible area of a window. <br /> C. No temporary or unauthorized signs, including but not limited to banners, balloons, <br /> streamers and pennants shall be placed on the property unless approved by the City under a <br /> Temporary Sign Permit. <br /> V. MAINTENANCE <br /> A. The site shall be maintained and shall be kept free of litter,debris and weeds. <br /> B. Any graffiti shall be promptly removed from building walls and fences as required and <br /> enforced on all commercial buildings within the City limits per Municipal Code 3-16-105. <br /> VI. GENERAL CONDITIONS <br /> A. Prior to issuance of a Certificate of Occupancy,the applicant shall obtain a business license. <br /> B. The approvals granted by the City as a result of this application, as well as the Conditions of <br /> Approval, shall be recorded in the office of the County Recorder of Alameda County. <br /> C. No application for amendment of the application or Conditions of Approval may be submitted <br /> or accepted for processing by the City unless (i) there is full compliance with all terms of the <br /> application and Conditions of Approval; or(ii)the Community Development Director waives <br /> compliance with the terms of the application and Conditions of Approval pending application <br /> for amendment. <br /> D. Pursuant to Zoning Code Section 5-2218,this approval shall lapse on March 12, 2015 unless <br /> a)diligent progress evidencing good faith intent to commence the intended use,or b)a written <br /> request for a one-year extension of the use permit is approved by the Zoning Enforcement <br /> Official prior to the expiration of the use permit. <br /> Agreement to Conditions March 12,2014 <br /> PLN2014-00004 Page 6 of 6 <br />
