Upon demolition or removal of existing structures and improvements, and <br /> installation of security fencing the site shall be well maintained in a neat manner, <br /> free of weeds, litter and debris. <br /> F. All dumpsters or trash containers shall be kept in the trash enclosure located in the <br /> center/rear part of the property at all times except for the day(s) the collection <br /> company is scheduled for pick-up. Immediately after pick-up all dumpsters or <br /> trash containers shall be returned to the trash enclosure, out of public view. <br /> G. No objectionable odors emanating from the building or trash enclosure shall be <br /> detectable beyond the subject property. <br /> H. All vehicle parking on the site shall be undertaken in a neat and orderly manner at <br /> all times. <br /> I. All landscaping improvements shall be maintained in a healthy, growing condition <br /> at all times and in accordance with the approved landscape plan. <br /> J. No signs shall be erected without prior approval by the Community Development <br /> Director and after first obtaining a building permit. <br /> K. No temporary or unauthorized signs including but not limited to banners, balloons, <br /> streamers and pennants shall be placed on the property, unless approved by the City <br /> under a Special Event Permit. <br /> L. There shall be no loitering permitted on the site and the site shall be posted to permit <br /> enforcement of the City ordinance prohibiting loitering by the City of San Leandro <br /> Police Department. <br /> M. There shall be no display or outdoor storage of equipment,materials,or merchandise <br /> outside the building. <br /> N. All uses and activities shall comply with the provisions of the San Leandro Noise <br /> Regulations(Title IV, Chapter 1 of the Municipal Code). <br /> O. Parking lot lighting shall comply with Article 17. Security lighting in any district <br /> may be indirect or diffused, or shall be shielded or directed away from a Residential <br /> district within five hundred(500)feet. <br /> P. All exterior/roof-top mechanical equipment shall be screened from view so as not <br /> to be visible from adjacent properties or streets to the satisfaction of the Zoning <br /> Enforcement Official or Community Development Director. Pacific Gas and <br /> Electric (PG&E) transformer(s) shall be located underground or, if above ground, <br /> shall be shielded or located in an obscure location.
