CONDITIONS OF APPROVAL <br /> PLN15-0006—601 Aladdin Avenue <br /> Alameda County Industries, Inc. (Applicant) <br /> The Aladdin Depot Partnership (Property Owner) <br /> COMPLIANCE WITH APPROVED PLANS <br /> A. The property owner shall comply with Exhibits A and B dated April 30, 2015, except as <br /> hereinafter modified. (Copies of Exhibits are on file in the Community Development <br /> Department, 835 East 14th Street, San Leandro, California). <br /> • Exhibit A—Proposed Site Plan and Floor Plan <br /> Exhibit B—Bulky Material Sorting and Storage Operations Plan <br /> B. The applicant and/or property owner shall be responsible for assuring that any successor in interest <br /> who assumes responsibility for this Administrative Review approval is informed of its terms and <br /> conditions. <br /> II. PERMITTED USE AND USE REQUIREMENTS <br /> A. This Administrative Review to permit a light processing facility of recyclable materials which <br /> includes bulky material sorting and storage of furniture, mattresses, appliances, tires, electronic <br /> (e-) waste and latex paints at 601 Aladdin Avenue. Alameda County Assessor's Parcel Number <br /> 77A-650-2-10. <br /> B. Any expansion of the business including but not limited to an increase in floor area, increase in <br /> outdoor area, increase of recyclable materials other than those listed above, or expansion of <br /> business operations to the general public shall be requested in writing to the Community <br /> Development Director, who may approve the request or direct the matter to the Board of Zoning <br /> Adjustments. <br /> C. The light processing facility shall operate in a wholly enclosed building. Outdoor storage areas, and <br /> truck bays/loading docks areas, shall be screened by the placement of a solid wall, fence, and/or <br /> landscaping, in order to substantially obscure visibility from a public street to the satisfaction of the <br /> Zoning Enforcement Official. <br /> D. All exterior storage of material shall be in sturdy containers or enclosures that are covered, secured, <br /> and maintained in good condition. Storage containers for flammable material shall be constructed <br /> of non-flammable material. No storage, excluding truck trailers and overseas containers, will be <br /> visible above the height of the fencing. <br /> E. Power-driven processing shall be permitted provided all noise-level requirements are met. <br /> F. One (1) parking space will be provided for each commercial vehicle operated by the processing <br /> facility. <br /> Agreement to Conditions April 30,2015 <br /> PLN15-0006 Page 3 of 7 <br />
