EXHIBIT A SCOPE OF SERVICES PROJECT DESCRIPTION Develop a conceptual plan for future improvements at Casa Peralta The City of San Leandro has a project to restore and rehabilitate the buildings and grounds of Casa Peralta at 324 and 384 West Estudillo Avenue with the goal of repairing damage and deterioration; improving historical accuracy of the building, grounds, and the contents of both; and expanding use of the site. The project will also explore and rank options for new use of the property and develop a program for the site to accommodate the preferred program. CONTRACT SERVICES 1. Review Existing Documents The Consultant will review existing as -built drawings and the 2012 Historic Structure Report on Casa Peralta. 2. Kick-off Meeting Consultant will meet with City staff to discuss project goals and requirements. City staff will prepare the meeting minutes and send a copy to the Consultant. The kick-off meeting will be held within two weeks after issuance of the Notice to Proceed for this contract. 3. Conditions Assessment The Consultant and subconsultants will conduct a visual conditions survey of the Casa Peralta building and grounds. City shall provide access to all levels of the building. The Consultant shall use non-destructive investigation tools to gather more information if inspections show that serious problems may exist that are not plainly visible. The conditions assessment shall be done within three weeks after the kick-off meeting. 4. Public Outreach Meeting The Consultant will participate in a public outreach meeting administered by the City. City staff will take notes of comments and questions received and send a copy to the Consultant. This meeting will be held within one month after the project kick-off meeting. 5. Program Discussion Meeting The Consultant will meet with City staff to discuss site programming based on comments received from the kick-off meeting and public outreach meeting and also information gathered during the conditions assessment. City staff will prepare the meeting minutes and send a copy to the Consultant. This meeting will be held within two weeks after the Public Outreach Meeting. 6. Develop Draft Project Scope, Program, Preliminary Phasing Ideas, and Cost Estimate Consultant shall develop draft documents for the project scope, program and phasing ideas based on information gathered during the aforementioned meetings and conditions assessment; California Historical Building Code provisions; the Secretary of the Interior's Standards for the Treatment of Historical Properties; the Americans with Disabilities Act; and any other relevant codes or requirements.
