EXHIBIT A <br />SCOPE OF SERVICES <br />PROJECT DESCRIPTION <br />Develop a conceptual plan for future improvements at Casa Peralta <br />The City of San Leandro has a project to restore and rehabilitate the buildings and grounds of Casa Peralta <br />at 324 and 384 West Estudillo Avenue with the goal of repairing damage and deterioration; improving <br />historical accuracy of the building, grounds, and the contents of both; and expanding use of the site. The <br />project will also explore and rank options for new use of the property and develop a program for the site to <br />accommodate the preferred program. <br />CONTRACT SERVICES <br />1. Review Existing Documents <br />The Consultant will review existing as -built drawings and the 2012 Historic Structure Report on Casa <br />Peralta. <br />2. Kick-off Meeting <br />Consultant will meet with City staff to discuss project goals and requirements. City staff will prepare the <br />meeting minutes and send a copy to the Consultant. The kick-off meeting will be held within two weeks <br />after issuance of the Notice to Proceed for this contract. <br />3. Conditions Assessment <br />The Consultant and subconsultants will conduct a visual conditions survey of the Casa Peralta building and <br />grounds. City shall provide access to all levels of the building. The Consultant shall use non-destructive <br />investigation tools to gather more information if inspections show that serious problems may exist that are <br />not plainly visible. The conditions assessment shall be done within three weeks after the kick-off meeting. <br />4. Public Outreach Meeting <br />The Consultant will participate in a public outreach meeting administered by the City. City staff will take <br />notes of comments and questions received and send a copy to the Consultant. This meeting will be held <br />within one month after the project kick-off meeting. <br />5. Program Discussion Meeting <br />The Consultant will meet with City staff to discuss site programming based on comments received from the <br />kick-off meeting and public outreach meeting and also information gathered during the conditions <br />assessment. City staff will prepare the meeting minutes and send a copy to the Consultant. This meeting <br />will be held within two weeks after the Public Outreach Meeting. <br />6. Develop Draft Project Scope, Program, Preliminary Phasing Ideas, and Cost Estimate <br />Consultant shall develop draft documents for the project scope, program and phasing ideas based on <br />information gathered during the aforementioned meetings and conditions assessment; California Historical <br />Building Code provisions; the Secretary of the Interior's Standards for the Treatment of Historical <br />Properties; the Americans with Disabilities Act; and any other relevant codes or requirements.
