0 0 <br />LEASE AGREEMENT BETWEEN THE CITY OF SAN LEANDRO AND THE SAN <br />LEANDRO IMPROVEMENT ASSOCIATION FOR THE RENTAL OF THE CASA <br />PERALTA CARETAKER UNIT, AND FOR A NON-EXCLUSIVE, NON -POSSESSORY <br />LICENSE FOR USE OF TWO PARKING SPACES AND OF THE BUILDINGS AND <br />GROUNDS OF THE CASA PERALTA <br />THIS AGREEMENT is EFFECTIVE October 1, 2015, and is by and between the City of <br />San Leandro, a municipal corporation, hereinafter referred to as "Landlord" or <br />"Licensor," and the San Leandro Improvement Association, a California non-profit <br />corporation, hereinafter referred to as "Tenant" or "Licensee." <br />1. BASIC LEASE & LICENSE INFORMATION <br />The following is a summary of the basic lease and license information. <br />Each item below shall be deemed to incorporate all of the terms in the Agreement <br />pertaining to such item. In the event of any conflict between the information in this <br />Section and any more specific provision of this Agreement, the more specific provision <br />shall control. <br />Effective Date: October 1, 2015 <br />Landlord: City of San Leandro, by and through its City Manager or his designee, <br />the Director of the City's Library Department. <br />Tenant: San Leandro Improvement Association <br />Leased Premises: The Leased Premises are the Casa Peralta Caretaker Unit <br />located at 384 West Estudillo Avenue, San Leandro, California, 94577, as further <br />depicted on Exhibit A, which is incorporated herein, and made a part hereof. <br />The Licensed Premises shall mean the two parking spaces to be designated on <br />the Casa Peralta Grounds for Tenant's exclusive use, and the Casa Peralta <br />buildings and grounds upon which the Leased Premises are situated. Tenant <br />shall have an exclusive license to use the designated parking spaces and a non- <br />exclusive license to use the remainder of the Licensed Premises, provided that <br />Tenant must schedule the use thereof with Landlord. . <br />Term: The terms of the lease and license shall be concurrent and shall be from <br />October 1, 2015 through and including September 30, 2017. <br />Use: The Leased Premises shall be used for office purposes. <br />PREMISES: AS IS CONDITION: <br />Except as otherwise expressly stated herein, Tenant acknowledges and agrees that the <br />Premises shall be accepted in their "as is" condition, without representation or warranty <br />
