• <br /> • <br /> • Exhibit C <br /> CONDITIONS OF APPROVAL FOR THE NEW FORD DEALERSHIP <br /> COMPLIANCE WITH APPROVED PLANS <br /> A. The property owner shall be in substantial compliance with the site plan <br /> and the building elevations submitted for review to the Development <br /> Services Department and the Redevelopment Agency and reviewed by the <br /> Planning Commission at its meeting of February 24, 2000. <br /> B. The property owner shall be responsible for assuring that any successor in <br /> interest who assumes responsibility for this zoning approval is informed of <br /> its terms and conditions. <br /> II. USE PROVISIONS <br /> A. This development shall be restricted to a new and used car dealership <br /> providing automobile sales, service and facilities normally connected with <br /> a new car dealer. <br /> III. CONSTRUCTION PROVISIONS <br /> A. Hours of construction on the exterior of the site shall be limited to <br /> Monday through Friday from 7:00 a.m. to 6:00 p.m. and Saturday from <br /> 8:00 a.m. to 5:00 p.m. No construction is permitted on Sunday. <br /> B. Construction activity shall not create dust,noise or safety hazards for <br /> adjacent properties. Dirt and mud from the project site shall not be <br /> tracked onto any of the surrounding streets. <br /> IV. LANDSCAPE PROVISIONS <br /> A. Prior to issuance of a building permit, a landscape and irrigation plan shall <br /> be submitted for review and approval of the Development Services <br /> Director. <br /> B. The landscape plan shall provide for expansion of the planting strip <br /> between the east side of the:building to the east property to include a <br /> continuous row of 15 gallon or larger trees planted 30 feet on center. <br /> C.
