The existing Sycamore trees in the landscape area along the Marina <br /> Boulevard and Teagarden Street frontage of the property, shall not be <br /> pollarded or pruned without first receiving approval of the Development <br /> Services Director. <br /> E. All landscaping shall be installed prior to occupancy of the building. <br /> V. PARKING <br /> A. On-site parking necessary for all employees and customers shall be clearly <br /> designated on the site. <br /> B. Customer and employee parking shall not be used for car storage or <br /> display at any time. <br /> VI. SIGNS <br /> A. Prior to installation of any signs,the developer shall apply for and receive <br /> approval from the Site Development Sub-Commission a Master Sign Plan <br /> for all proposed signing on the site. <br /> VII. GENERAL CONDITIONS <br /> A. The same on-site light fixture that was used on the surrounding new car <br /> dealers shall be used on this site, details subject to approval of the <br /> Development Services Director. <br /> B. Details on photometrics for exterior lighting shall be submitted for review <br /> and approval of the Development Services Director. <br /> C. No exterior loudspeaker system shall be used on the site. <br /> D. Upon demolition of any existing structures,the site shall be maintained in <br /> a neat manner, free of weeds, litter and debris. <br /> E. Prior to approval of a building permit, details of color and materials for the <br /> building shall be submitted for approval by the Development Services <br /> Director. <br /> F.
