VII. ENGINEERING DEPARTMENT <br />A. Pursuant to Government Code Section 66020, including Section 66020 (d) (1), the City <br />HEREBY NOTIFIES the applicant for this Project that the 90 -day approval period (in <br />which the applicant may protest the imposition of any fees, dedications, reservations, or <br />other exactions imposed on this Project by these Conditions of Approval) will begin on <br />the date of the conditional approval of this Project. If you fail to file a protest within <br />this 90 -day period, complying with all of the requirements of Government Code <br />Section 66020, you will be legally barred from later challenging any such fees, <br />dedications, reservations or other exactions. <br />B. The proposed development shall comply with City ordinances, policies and regulations. <br />All improvements shall be in accordance with the City's Design Standards, <br />Specifications and Standard Plans unless otherwise specifically approved by the City <br />Engineer. <br />C. The applicant shall pay design review fees, permit fees, inspection fees, and any other <br />fees charged by the City or other reviewing agencies for the review, approval, <br />permitting and inspection of the public and/or private improvements. <br />D. Site Improvement Plans for all on-site and off-site improvements shall be approved by <br />the City Engineer prior to the issuance of Building Permits for the project. All <br />improvements shall be designed and constructed in accordance with the City's Design <br />Standards, Specifications and Standard Plans, unless otherwise specifically approved by <br />the City Engineer. <br />E. The applicant shall have site improvements designed and stamped by a civil engineer <br />registered to practice within the State of California. Applicant shall obtain approval of <br />the City Engineer for all onsite and offsite improvements prior to the issuance of <br />Building Permits for the project. <br />F. Prior to the issuance of the Building Permit, the applicant shall pay Park Development <br />Impact Fee as per Section 800 of Chapter 1 Title VII of San Leandro Municipal Code <br />and Master Fee Schedule. In addition, the applicant shall pay Development Fee for <br />Street Improvement (DFSI), Sewer Connection fee and other fees as required by City <br />Ordinances and regulations. The exact fee shall be determined at the time of Building <br />Permit issuance and may be adjusted to reflect any change in the ENR Construction <br />Cost Index. <br />G. The following are estimated fees assessed to the proposed single-family home on the <br />new 5,000 square foot lot: DFSI of $1,240, and Park Facilities Development Impact <br />Fee of $15,177.43. <br />H. The proposed single-family residence shall have all its utility connections separate from <br />the existing dwelling on Kenilworth Avenue. <br />Agreement to Conditions February 21, 2014 <br />PLN2013-00061 Page 6 of 9 <br />
