I. Applicant shall provide a separate sewer lateral for each building and shall install a <br />sewer cleanout at the property line for the lateral prior to the issuance of a Certificate of <br />Occupancy. <br />J. Prior to the issuance of building permits for the project, the applicant shall obtain a <br />Grading Permit from the Engineering and Transportation Department for onsite work. <br />K. Prior to the issuance of building permits for the project, the applicant shall obtain <br />Encroachment Permits from the San Leandro Engineering and Transportation <br />Department for any work within the public right-of-way, such as a new driveway on <br />Myers Court for the proposed improvement. The new driveway shall comply with City <br />of San Leandro Standards. <br />L. The applicant shall remove and replace all damaged sidewalks, and curb and gutter <br />along the full frontage of the property. This includes current and future damages <br />resulting from construction activities. All replacements shall comply with City of San <br />Leandro Standards. <br />M. Prior to issuance of building permit for the new single-family dwelling the required the <br />subdivision map for the subject site shall be completed. The applicant shall submit a <br />Parcel Map application and shall pay the review fees to subdivide the existing parcel. <br />N. If the design of any site improvement requires encroachments onto neighboring <br />properties during construction, Applicant shall submit written agreements with that <br />property owner to the City Engineer, for review and approval, prior to approval of the <br />building permit. <br />O. The proposed development shall comply with the Municipal Regional Requirement <br />Permit (MRP) Order No. R2-2009-0074 issued by the San Francisco Regional Water <br />Board related to storm water treatment measures. Storm water runoff from this site is <br />required to be treated before it enters the storm drain system. More information may be <br />found at: www.cleanwaterprogram.org. <br />P. All rainwater from the roofs of the new building shall be treated prior to discharge into <br />storm drain system. The applicant shall prepare and submit the treatment plan to the <br />City Engineer for approval prior to grading permit approval. <br />Q. The applicant shall incorporate Low Impact Development (LID), such directing all roof <br />down spouts to drain onto landscaped areas, and directing surface runoff from onsite <br />impervious surfaces to landscaped areas. <br />R. Applicant shall comply with the following high standards for sanitation during <br />construction of improvements: Garbage cans, construction dumpsters, and debris piles <br />shall be removed on a minimum weekly basis. All food related trash items such as <br />wrappers, cans, bottles, and food scraps shall be disposed of in closed containers only <br />and shall be regularly removed from the site. Inspections, conducted as part of the <br />regular construction compliance, will be conducted to ensure compliance of the <br />Applicant and contractors with this requirement. <br />Agreement to Conditions February 21, 2014 <br />PLN2013-00061 Page 7 of 9 <br />
