2. Provide a plan to the Building Division noting all handicap accessible restrooms and facilities. <br />3. Any commercial kitchen must meet California's environmental, safety, electrical, ventilation, <br />plumbing and waste management codes and are subject to inspection by the California <br />Department of Public Health. <br />VII. MAINTENANCE <br />I . Any graffiti on the portion of the property occupied by the applicant shall be promptly removed. <br />2. All vehicle parking on the site shall be undertaken in a neat and orderly manner at all times. <br />3. All signage on the portion of the property occupied by the applicant shall be kept in a good, <br />clean, sound condition at all times; any damages shall be promptly repaired. <br />4. All landscaping on the portion of the property occupied by the applicant shall be well-maintained <br />in healthy, growing condition and shall be kept free of litter, debris and weeds. Landscaped areas <br />shall be permanently maintained to preserve plant health and consistency with the design at time <br />of completion and City's final inspection. Maintenance includes watering, weeding, pruning, <br />insect and disease control, and replacement of plant materials and irrigation equipment as needed <br />to preserve the healthy and appearance of plant materials. <br />5. All fencing and walls on the project site shall be structurally sound, graffiti -free and well- <br />maintained at all times. Any damage to the fencing shall be promptly replaced or repaired. <br />6. Barbed or razor wire shall not be installed on any fence or buildings on the project site. <br />7. Any damage to existing landscaping or irrigation system shall be replaced and/or repaired in <br />kind to the satisfaction of the Zoning Enforcement Official. <br />VIII. GENERAL CONDITIONS <br />1. The approvals granted by the City as a result of this application, as well as the Conditions of <br />Approval, shall be recorded in the office of the County Recorder of Alameda County. <br />2. A City business license shall be obtained prior to start of business. <br />3. Any complaints regarding this business may be grounds for a review hearing by the Zoning <br />Enforcement Official or revocation of the business license by the City Finance Department. <br />4. All requirements of the State of California for care facilities shall be satisfied and maintained <br />current and in compliance at all times. <br />5. No signs shall be erected without prior approval by the Zoning Enforcement Official and after <br />first obtaining a building permit. <br />6. No temporary or unauthorized signs including but not limited to banners, balloons, streamers <br />and pennants shall be placed on the property, unless approved by the City under a Special Event <br />Permit. <br />
