Section 66020, you will be legally barred from later challenging any such fees, <br />dedications, reservations or other exactions. <br />C. Site Improvement Plans for all on-site and off-site improvements shall be approved by <br />the City Engineer prior to the issuance of Building Permits for the project. <br />D. The applicant shall remove any broken, damaged, uplifted or otherwise broken concrete <br />within the public right of way to City Standard along the property frontage of 143rd <br />Avenue and shall construct new City standard driveway, sidewalk, curb and gutter in <br />place of the removed items. <br />E. The applicant shall install the new utility services underground from the utility pole to <br />the new ground equipment enclosure and antenna structure. <br />F. The applicant shall obtain an Encroachment Permit from the Engineering and <br />Transportation Department for any work within the public right-of-way, prior to the <br />issuance of building permits. <br />G. The applicant shall protect existing utilities in the project area to remain during <br />construction. Any damage caused to existing utilities will be repaired at the applicants' <br />expense. <br />H. The applicant shall implement construction best management practices during <br />construction to control erosion, keep sediment from leaving the project site and prevent <br />storm water pollution. <br />I. Air conditioning condensate should be directed to landscaped areas, where practicable, <br />as a minimum best management practice. <br />IIT. FIRE DEPARTMENT REQUIREMENTS <br />A. Prior to issuance of a building permit and fire clearance for occupancy the below <br />requirements shall be met: <br />• Provide a Knox Box for Fire Department Access. <br />• Provide a 2A IOB:C Fire Extijigui§her in weatherproof cabinet. <br />• Provide a Sign at the entrance for Emergency Contact Information. <br />• Install No Smoking Signs. <br />B. A Deferred Submittal shall be noted on the plans for the Emergency Generator <br />and shall provide information to the following comments: <br />FD Approval. Plans and specifications shall be submitted for the generator <br />and the fuel supply. The generator and fuel storage shall be in accordance <br />with NFPA 37 and Fire Code requirements. <br />Emergency and Standby Power Systems.
