G. These conditions of approval shall be conspicuously posted in an area accessible to all <br />employees. <br />Ill. BUILDING SAFETY <br />A. Prior to occupancy, building plans, specifications and calculations shall be submitted for a <br />building permit and approved that show how the project complies with applicable building <br />IV. FIRE DEPARTMENT <br />........... A. All building and fire code requirements for exits, aisles and occupant loads shall be <br />maintained at all times. <br />V. SIGNAGE <br />A. Prior to installation of signage and obtaining a building sign permit, the applicant shall <br />submit precise details for signage to be proposed for the business, for the review by the <br />Community Development Director. Said details shall include but are not limited to <br />location, color or copy. <br />B. Window signs are not to exceed 25% of the visible area of a window. <br />C. No temporary or unauthorized signs, including but not limited to banners, balloons, <br />streamers and pennants shall be placed on the property unless approved by the City under a <br />Special Event Permit. <br />VI. MAINTENANCE <br />A. The site shallbe maintained and shall be kept free of litter, debris and weeds. <br />B. Any graffiti shall be promptly removed from building walls and fences. <br />VII. GENERAL CONDITIONS <br />A. A City business license shall be obtained prior to start of business. Prior to issuance of a <br />Certificate of Occupancy, the applicant shall obtain a business license. Any complaints <br />regarding this business may be grounds for a review hearing by the Zoning Enforcement <br />Official or revocation of the business license by the City Finance Department. <br />B. The approvals granted by the City as a result of this application, as well as the Conditions of <br />Approval, shall be recorded in the office of the County Recorder of Alameda County. <br />C. No application for amendment of the application or Conditions of Approval may be submitted <br />or accepted for processing by the City unless (i) there is full compliance with all terms of the <br />application and Conditions of Approval; or (ii) the Zoning Enforcement Official waives <br />compliance with the terms of the application and Conditions of Approval pending application <br />for amendment. <br />D. Pursuant to Zoning Code Section 5-2218, this approval shall lapse on September 15, 2017 <br />unless a) diligent progress evidencing good faith intent to commence the intended use, or b) a <br />Agreement to Conditions September 15, 2016 <br />PLN 16-0043 Page 4 of 5 <br />
