CONDITIONS OF APPROVAL <br />PLN16-0015 —1501 Doolittle Drive <br />Tchad Robinson, Eco-Modity LLC dba Blue Marble Materials (applicant) <br />Diane Obringer, Prologis LP, a Limited Partnership (property owner) <br />I. COMPLIANCE WITH APPROVED PLANS <br />A. The applicant shall comply with Exhibits A and B, dated April 19, 2016, except as hereinafter <br />modified. (Exhibits are on file at the City of San Leandro Community Development Department, <br />835 East 14th Street, San Leandro, California). <br />Exhibit A — Site Plan <br />Exhibit B — Floor Plan <br />Supporting Statement for Planning Permit Application Request <br />B. The property owner and/or applicant shall be responsible for assuring that any successor in <br />interest who assumes responsibility for the zoning approval is informed of its terms and <br />conditions. <br />II. PERMITTED USES <br />A. This is an Administrative Review approval to allow for a Large Collection Recycler at 1501 <br />Doolittle Drive Suite G; Alameda County Assessor's Parcel No. 079A-0515-009-00; Eco- <br />Modity LLC dba Blue Marble Materials (applicant) and Prologis (property owner). The business <br />operations consisting of accepting, packaging and compressing new and used furniture including <br />but not limited to pillows, mattresses and couches shall take place within the building. <br />B. The facility measures approximately 27,660 square feet. within a multi -tenant industrial building <br />measuring 241,056 square feet. The suite utilized by Eco-Modity will consist of 1,360 square <br />feet of office space and 26,300 square feet of indoor warehousing and processing areas as noted <br />on Exhibit B Floor Plan and the Supporting Statement. Except for loading and unloading, all <br />work activity related to the use of this area shall occur indoors. There shall be no outdoor <br />processing, packaging or storage activities. <br />C. The days and hours of operation will be 6:00 a.m. to 11:45p.m., Monday to Saturday. <br />D. Items left at the facility after hours shall be considered a nuisance and shall be removed and <br />appropriately handled by the applicant within 24 hours upon discovery or receipt of notification. <br />E. In addition to compliance with all applicable regulations for business activities in the IG <br />Industrial General District, the applicant shall assure that the recycling processing activities <br />continue to operate in compliance with the criteria and standards specific to those uses as <br />provided in Zoning Code Section 4-1646 — Recycling Facilities. <br />III. BUILDING DIVISION <br />A. Apply for building permits for tenant improvements related to Eco-Modity including the <br />establishment of new equipment such as the baler and conveyor. <br />Agreement to Conditions May 16, 2016 <br />PLN 16-0015 Page 3 of 6 <br />
