CONDITIONS OF APPROVAL <br /> PLN16-0019 <br /> 2545,2547A, 25478 West Avenue <br /> Alameda County Assessor's Parcel Number 079A-0562-004-00 <br /> Grant Li (Applicant) and Jingyu Wu (Property Owner) <br /> I. COMPLIANCE WITH APPROVED PLANS <br /> A. The project shall comply with Exhibits A through H attached to the Agreement to <br /> Conditions, except as hereinafter modified. Exhibits are on file at the City of San <br /> Leandro, Community Development Department, 835 East 14th Street, San Leandro, <br /> California, 94577. <br /> ■ Exhibit A—Project Summary <br /> ■ Exhibit B—Site Plan <br /> ■ Exhibit C—Roof Plan and 2545 Floor Plan <br /> ■ Exhibit D—2547A Floor Plan <br /> ■ Exhibit E—2547B Floor Plan <br /> ■ Exhibit F—2545 Elevation <br /> ■ Exhibit G—2547 North and South Elevation <br /> ■ Exhibit H—2547 West and East Elevation <br /> B. The Applicant and/or Property Owner shall be responsible for assuring that any successor <br /> in interest who assumes responsibility for this zoning approval is informed of its terms <br /> and conditions. <br /> C. Construction shall commence within one (1) year following Zoning Enforcement <br /> Official approval of the Minor Residential Site Plan Review and shall be substantially <br /> completed one year after commencement of construction.For the purpose of compliance <br /> with this condition, commencement of construction shall be defined as the construction <br /> of a substantial portion of the building foundation structures. <br /> D. This Minor Residential Site Plan Review approval permits enlargement of all three <br /> existing residential units, which includes a single-family home at the front (2545) and a <br /> duplex unit at the rear (2547A and 2547B) at 2545, 2547A, and 2547B West Avenue <br /> 130th, also known as Assessor's Parcel Number 079A-0562-004-00. The approval <br /> permits construction of an approximately 235 square-foot addition to the single-family <br /> home at the front (2545), and an approximately 1,536 square-feet of floor area to the <br /> duplex unit at the rear, including a new second story. The approval also permits <br /> construction of two two-car garages totaling approximately 855 square feet. <br /> II. ENGINEERING DEPARTMENT CONDITIONS <br /> E. Pursuant to Government Code Section 66020, including Section 66020 (d) (1), the City <br /> HEREBY NOTIFIES the applicant for this Project that the 90-day approval period (in <br /> Agreement to Conditions October 24, 2017 <br /> PLN16-0019 2545, 2547A, and 2547B West Avenue 130th Page 3 of 7 <br />
