Landscaping adjacent to the parking areas and driveway shall be low growing vegetation <br /> and maintained at a height no greater than three feet tall to maintain adequate sight <br /> distance for vehicles entering and exiting the site. <br /> P. The applicant shall comply with the following high standards of sanitation during <br /> construction of improvements: Garbage cans, construction dumpsters, and debris piles <br /> shall be removed on a minimum weekly basis. All food related trash items such as <br /> wrappers, cans, bottles, and food scraps shall be disposed of in closed containers only <br /> and shall be regularly removed from the site.Inspections,conducted as part of the regular <br /> construction compliance, will be conducted to ensure compliance of the applicant and <br /> contractors with this requirement. <br /> III. FIRE DEPARTMENT CONDITIONS <br /> A. Prior to the issuance of a building permit and fire clearance for occupancy,Building 2547 <br /> A&B will be required to be provided with a NFPA 13D fire protection system. <br /> B. Prior to the issuance of a building permit and fire clearance for occupancy, Carbon <br /> Monoxide Detectors are required to be provided in all three units. <br /> C. Prior to the issuance of a building permit and fire clearance for occupancy, Smoke <br /> Alarms are required to be installed (Hard wired, battery back-up, and inner-connected) <br /> in all three units. <br /> D. Prior to the issuance of a building permit and fire clearance for occupancy,the designated <br /> 20 foot driveway for fire department access shall be provided with identification (CVC <br /> code on a red curb or a Sign every 100 feet)of the fire lane no parking. A sign shall also <br /> be provided indicating the end of the fire lane. <br /> E. Prior to the issuance of a building permit and fire clearance for occupancy, Fire Access <br /> Route(Driveway)must be engineered and certified to support the load of a 75,000 pound <br /> piece of apparatus. <br /> F. Prior to the issuance of a building permit and fire clearance for occupancy, a monument <br /> sign is required indicating the units in the back. <br /> IV. BUILDING CONDITIONS <br /> A. Prior to issuance of a building permit, a final landscape and irrigation plan shall be <br /> submitted. Final landscape and irrigation plans shall conform to the Water Efficient <br /> Landscape Ordinance as codified in Article 19 of the San Leandro Zoning Code. <br /> Plans must contain the following statement: "I have complied with the criteria of Article <br /> 19 of the Zoning Code, including all design standards of Section 4-1908, and applied <br /> them for the efficient use of water in the landscape design plan"; and bear the signature <br /> Agreement to Conditions October 24, 2017 <br /> PLN16-0019 2545, 2547A, and 25478 West Avenue 130th Page 5 of 7 <br />
