EXHIBIT A <br />SCOPE OF SERVICES <br />The existing Tarrelly Pool facility is located on Roosevelt Elementary School located at 864 <br />Dutton Avenue in the City of San Leandro. The City leases the pool property and maintains and <br />operates the facility. The swim facility is approximately 18,000 square feet in area and is fenced <br />separate from the adjacent school facilities. The facility is used seasonally during the summer <br />months and consists of an approximately 3,200 sf locker / equipment room building, a 2-3' deep <br />children's pool (20' x 100'), and 4-7' deep recreation pool (33' x 100'). <br />The proposed project consists of the complete replacement of the existing pools, decking, <br />fencing, and landscape areas. In addition, the existing locker building will be completely <br />renovated by gutting the building down to the structural framing and then reconstructing it with <br />new finishes and a modified floor plan. However, this proposed building renovation scope may <br />be reduced as necessary to meet budget limitations. <br />The project is envisioned to include the following: <br />• A shallow water instructional pool (-20' x 25 yard with varying depth from 2' to 3') <br />• A 4 -lane recreational pool (-32' x 25 yard with varying depth from 4' to 7') <br />• New pool deck and pool incl. removable starting blocks, lane lines, and standard pool <br />accessories. <br />• New site lighting and perimeter site fence <br />• Replacement of landscape and picnic areas with those similar in size and function to <br />existing features. <br />• Replacement of existing bleachers with new aluminum bleachers; <br />• Demolition of existing covered shade area and replacement with new shade structure(s); <br />• Complete demolition of existing pool mechanical area and associated structure for <br />replacement with new larger pool mechanical equipment room and separate chemical <br />storage room <br />• Complete renovation of the existing pool house including repainting, roof replacement, <br />new light fixtures, floor drains, toilet partitions, doors, windows, etc. <br />• Removal of the snack bar kitchen and rearrangement of interior, non-structural .walls as <br />necessary to make building more efficient and accessible. <br />• Structural / seismic improvements required per building permit. (Project is not expected <br />to exceed a 10% change in existing lateral loading, so complete seismic upgrade is not <br />planned.) <br />• All other improvements necessary to meet code and permit requirements. <br />• Electrical conduits and boxes as appropriate for installation of security alarms and <br />cameras by the City's security service, Denalect Alarm. <br />• Typical built-in features, such as: power and telecommunication outlets for staff work <br />areas, exterior outlets for pool equipment, deck speakers and public address system, etc. <br />This contract is for design and preparation of construction documents in phases as described <br />below, as well as for bidding and construction support.
