Conflict with an applicable habitat <br />conservation plan or natural community <br />conservation plan? □ □ □ ■ <br />Existing Setting <br />The land use designation for the project site is Light Industrial and its zoning is Industrial General <br />District (IG). According to the Land Use Element of the 2035 General Plan, Light Industrial areas may <br />contain wholesale activities, distribution facilities, research and development or e-commerce uses, <br />business services, and manufacturing operations that produce minimal offsite impacts. The <br />designation also includes campus-style industrial parks. Floor area ratios of up to 1.0 are acceptable <br />(San Leandro 2016d). Warehousing activities are a permitted use in areas zoned IG. According to <br />Part II, Article 7 of the SLZC, the intent of the IG zone is “to provide and protect existing industrial <br />sites and allow for continued operation of existing general industry, subject to performance <br />standards and buffering requirements to minimize potential environmental impacts.” <br />a. Would the project physically divide an established community? <br />The project includes the demolition of three warehouses currently onsite and the construction of a <br />159,450-square-foot building. No operational or structural changes are proposed that would <br />separate areas physically or socially, nor are any linear features, new roads or other barriers to <br />movement proposed.
