CONDITIONS OF APPROVAL <br /> PLN17-0058 <br /> 12915 Aurora Drive(APN 77A-690-2-2) <br /> P.Hundal and P. Kaur(applicant/property owner) <br /> I. COMPLIANCE WITH APPROVED PLANS <br /> A. The applicant/property owner shall comply with Exhibits A through F,attached to the <br /> staff report dated March 14,2018,except as hereinafter modified.(Exhibits are on file <br /> in the City of San Leandro Community Development Department, 835 East 14th <br /> Street, San Leandro, California,94577). <br /> Exhibit A—Site/Roof Plan with Project Data(Al) <br /> Exhibit B—Existing/Demolition Floor Plan(A2) <br /> Exhibit C —First Floor Plan (A3) <br /> Exhibit D—Second Floor Plan (A4) <br /> Exhibit E—Exterior Elevations and Section(A5) <br /> Exhibit F—Exterior Elevations and Section(A6) <br /> B. The applicant/property owner shall be responsible for assuring that any successor in <br /> interest who assumes responsibility for this zoning approval is informed of its terms <br /> and conditions. <br /> C. Construction shall commence within one (1) year following Zoning Enforcement <br /> Official approval of the Major Site Plan Review and shall be substantially <br /> completed one year after commencement of construction. For the purpose of <br /> compliance with this condition, commencement of construction shall be defined as <br /> the construction of a substantial portion of the building foundation structures. <br /> D. This Major Site Plan Review approval permits to construct a two-story 2,553 square <br /> foot addition to the rear of an existing 1,193 square foot one-story single family <br /> residence and to make alterations to the existing floor plan of the residence; 12915 <br /> Aurora Drive, also known as Assessor's Parcel Number 77A-690-2-2. <br /> E. Pursuant to Zoning Code Section 2-520 (Maximum Dwelling Unit Occupancy), a <br /> zoning permit shall be required for occupancy of a dwelling unit by more than ten <br /> (10)persons eighteen (18) years or older. <br /> F. Construction of the project shall remain in substantial compliance with the <br /> approved exhibits and plans. Any change to the project design or materials shall <br /> be subject to the review and approval of the Zoning Enforcement Official. <br /> G. Prior to issuance of building permits, the applicant shall indicate details and <br /> specifications for exterior lighting on the proposed structure. Any new exterior <br /> lighting proposed shall be low wattage and designed and located to cast light <br /> downward and as not to shine on adjacent properties,details subject to the approval <br /> of the Zoning Enforcement Official. <br /> Agreement to Conditions March 14, 2018 <br /> PLN17-0058 Page 3 of 6 <br />
