II. ENGINEERING & TRANSPORTATION DEPARTMENT REQUIREMENTS <br /> A. The proposed development shall comply with City ordinances, policies and <br /> regulations. All improvements shall be in accordance with the City's Design <br /> Standards, Specifications and Standard Plans unless otherwise specifically <br /> approved by the City Engineer. <br /> B. Pursuant to Government Code Section 66020, including Section 66020 (d) (1), the <br /> City HEREBY NOTIFIES the applicant for this Project that the 90-day approval <br /> period(in which the applicant may protest the imposition of any fees, dedications, <br /> reservations, or other exactions imposed on this Project by these Conditions of <br /> Approval) will begin on the date of the conditional approval of this Project. If you <br /> fail to file a protest within this 90-day period, complying with all of the <br /> requirements of Government Code Section 66020, you will be legally barred from <br /> later challenging any such fees, dedications, reservations or other exactions. <br /> C. As part of the City's review of development applications, we perform a <br /> reconnaissance of the fronting sidewalks, driveways and curb& gutter to check for <br /> damage or hazards. Our findings are included on an exhibit (attached). Building <br /> Permit plans shall show these locations of needed repairs on plan, and implement <br /> these repairs during construction for the safety of pedestrians and bicyclists. <br /> Repairs shall be constructed according to City standards. The applicant shall obtain <br /> an encroachment permit prior to beginning any repairs. Residents can enroll into <br /> City's Sidewalk Repair Program.More information on sidewalk repair program can <br /> be found at <br /> https://www.sanleandro.org/civicax/filebank/blobdload.aspx?blobid=9726. <br /> D. Sidewalk construction shall be in compliance with the City of San Leandro <br /> Standard plans Dwg.No. 102, case 3 101 and Dwg. No. 100, case 3 10 1. <br /> E. Building Permit plan set shall show that the roof drains via down spouts are <br /> discharged to an unpaved area wherever practicable. <br /> F. A one-time Development Fee for Street Improvements(DFSI)shall be assessed for <br /> the Accessory Dwelling Unit (ADU), approximately in the amount of 693.32, and <br /> is due at the time of building permit issuance. This fee is subject to change at the <br /> beginning of each fiscal year and is not vested until Building Permit issuance. <br /> G. A one-time Park Facilities Development Impact Fee shall be assessed for the <br /> Accessory Dwelling Unit(ADU), approximately in the amount of$7,864.00 and is <br /> due at the time of building permit issuance. This's fee is subject to change at the start <br /> of each fiscal year and is not vested until Building Permit issuance. <br /> H. The applicant shall implement construction best management practices during <br /> construction to control erosion, keep sediment from leaving the project site and <br /> prevent storm water pollution. <br /> I. The applicant shall obtain an Encroachment Permit from the Engineering and <br /> Transportation Department for any work within the public right-of-way including <br /> Agreement to Conditions March 14,2018 <br /> PLN17-0058 Page 4 of 6 <br />
