H. A Grading,Permit will be necessary for the project. The requirements for said permit are <br /> indicated in San Leandro Municipal Code §7-12. The permit will be issued prior to or <br /> concurrent with the Building Permit. <br /> Other Conditions: <br /> I. The Development Fee for Street Improvements (DFSI) is calculated for the project using <br /> the Fiscal Year 17-18 "General Retail" rate of$4.32 per square foot for the retail section <br /> of the building, with a credit of$1.24 per square foot for the previous industrial use. The <br /> total comes out to $17,992.93 and is due at the time of Building Permit issuance. These <br /> fees are subject to change on July 1 of each year and are not vested until Building <br /> Permit issuance. <br /> J. The Marina Boulevard/interstate 880 Interchange Traffic Impact Fee is calculated for <br /> the project using the Fiscal Year 17-18 "General Retail" rate of$1.71 per square foot for <br /> the retail section of the building, with a credit of $0.91 per square foot for the previous <br /> industrial use. The total comes out to $4,655.70 and is due at the time of Building <br /> Permit issuance. These fees are subject to change on July 1 of each year and are not <br /> vested until Building Permit issuance. <br /> VII. ALAMEDA COUNTY FIRE DEPARTMENT REQUIREMENTS <br /> The following conditions shall be met prior the issuance of a building permit and fire <br /> clearance for occupancy: <br /> A. A Deferred Submittal is required for the hood and duct fire suppression system. <br /> B. Fire extinguishers shall be provide with a rating of 2A 10B:C (1 extinguishers <br /> for every 1,500 sq./ft. of area and no more than a 75 feet of travel distance). <br /> C. An exit analysis clearly demonstrating how egress is achieved for all occupants <br /> for both the manufacturing and the sales floors, and showing occupant load for <br /> each area and the occupant load at the exits. <br /> D. Emergency lighting shall be provide with 1 foot candle at the floor. <br /> E. Exit signs shall be indicate the means of egress route. <br /> F. Details of the exit door hardware to be used. <br /> G. Where and how prod ucts/supplies are to be stored (racks, cabinets, piles) in <br /> the manufacturing area. <br /> H. Where and how the CO2 and Organic propane is to be stored and used and the <br /> amount to be stored and used. <br /> I. MSDS sheets for all hazardous materials. <br /> J. Hazardous materials shall comply with Chapter 50 of the Fire Code. <br /> Agreement to Conditions February 1,2018 <br /> PLN 17-0023 Page 9 of 13 <br />
