Non-Professional Services Agreement between August 1, 2018
City of San Leandro and Steve’s Pool Service —Exhibit A Page 5 of 5

Boys and Girls Club Pool

Because this pool is used year-round, there are some additional duties. We take
advantage of Recreation’s scheduling breaks that occur during the year, with the longest
break happening in late December/early January. Because this is an indoor pool, there
are some additional items that need to be taken into consideration:

Duties During Breaks

Clean tile
Turn off pool heater
Super-chlorinate pool
De-chlorinate excess chlorine just before end of break
Balance water
Pressure wash deck
Check sand levels in filters
Clean skimmers
Perform needed maintenance on equipment (in coordination with City)

Other Duties

Make sure that ventilator fans are working
Make sure that room heater is functioning
Replace treads on stairs as needed

Logs will be provided at each of the three pool facilities. The contractor will be required to
indicate sign in/sign out times; specific tasks performed; and note any repairs
made/needed. The logs will be reviewed by City staff on a weekly basis.

For maintenance of the two City fountains (Washington Plaza and San Leandro Civic
Center Plaza), Contractor shall remove debris, maintain water level and circulating
pumps, clean filters, and chemically treat water. Between May 1 and November 30, the
fountains shall be checked and maintained four days/week. Between December 1 and
April 30, the fountains shall be checked and maintained two days/week. If fountains are
vandalized with soap, Contractor shall respond within 4 hours’ notification by City staff to
treat.

Contractor will be required to utilize the City’s work order system, Facility Dude, to
manage maintenance tasks and service requests. There is no cost to Contractor to utilize
this software, which can be accessed via desktop computer or smart phone/tablet.
