Most <br />recently, this has included the development of the San Leandro Tech Campus and the <br />Gate, both of which connect to the Lit San Leandro fiber-optic network. <br /> <br />During the last 15 years, San Leandro has gained momentum as a regional and corporate <br />office market, with considerable potential for this sector to expand in the future. Health <br />care has been the fastest growing industry in San Leandro during the past decade47. <br /> <br />Figure 31: Construction Investment in San Leandro <br /> <br />San Leandro has benefited <br />from robust economic <br />development over the last <br />several years. Since 2014, <br />construction spending has <br />exceeded $720 million, with <br />over $300 million of <br />investment in the past two <br />years alone. <br /> <br />Recent residential development included the approval of Westlake Urban to build 197 <br />multi-family housing units as part of the San Leandro Tech Campus, and Bridge Housing <br />is underway on construction of 85 senior affordable housing units to match 100 affordable <br />units at the Marea Alta. Other residential housing projects include: <br /> <br />• 60 units at Washington Ave & Thorton /Street (Gordon Galvan) <br />• 60 units at San Leandro Blvd. & Parrott Street (Eden Housing) <br />• 140+ units at former CVS Site at E. 14th & Callan Street (Sansome Pacific <br />Properties - 28 for-sale units and ground floor retail/restaurant space at Parrott & <br />Washington Streets) <br /> <br />There are approximately 800 developed commercial parcels and 650 developed industrial <br />parcels in the City. Many of these sites are developed at much lower intensities than is <br />permitted by zoning. On an aggregate basis, the city has 22.1 million square feet of <br />industrial floor space on 56.6 million square feet of land area. <br /> <br />Prior plans for the Downtown TOD area and East 14th Street have included estimates of <br />development capacity. The Downtown TOD Strategy identified potential sites for 120,800 <br />square feet of retail space,718,200 square feet of office space, and over 3,400 residential <br />units.More recently, the Shoreline Development Plan identified sites for a 200-225 room <br />hotel, up to 500 residential units, two restaurants, a new library, a new public park, and <br />the redesign of the 9-hole executive golf course.
