CONDITIONS OF APPROVAL <br />PLN18-0043 — 821 Martin Boulevard <br />Binh T Nguyen and Thanh Mai Hoang (Applicant and Property Owner) <br />I. COMPLIANCE WITH APPROVED PLANS <br />A. The applicant/property owner shall comply with Exhibits A through G, attached to the <br />staff report dated September 26, 2018. (Exhibits are on file in the City of San Leandro <br />Community Development Department, 835 East 14th Street, San Leandro, California, <br />94577). <br />Exhibit A — Title Sheet (A.0) <br />Exhibit B — Existing Plot Plan (A.1-1) <br />Exhibit C — Streetscape Elevation and Proposed Site Plan (A.1-2) <br />Exhibit D — Existing Floor Plan, Existing Roof Plan, and Existing Elevations (A.2-1) <br />Exhibit E — Proposed Floor Plan and Proposed Roof Plan (A.2-2) <br />Exhibit F — Proposed Roof Plan and Proposed Sections (A.3) <br />Exhibit G — Proposed Elevations (A.4) <br />B. The applicant/property owner shall be responsible for assuring that any successor in <br />interest who assumes responsibility for this zoning approval is informed of its terms and <br />conditions. <br />C. Construction shall commence within one (1) year following Zoning Enforcement <br />Official approval of the Major Site Plan Review and shall be substantially completed <br />one year after commencement of construction. <br />D. This Major Site Plan Review approval permits a one- and two-story addition with a <br />floor area greater than 100 percent of the floor area of the 837 square feet existing <br />home. Cumulatively the addition amounts to 1,729 square feet. This includes on the <br />ground floor the conversion of the 237 square feet covered porch into living area plus a <br />446 square feet addition and 1,046 square feet on the second floor at 821 Martin <br />Boulevard, also known as Assessor's Parcel Number 77A-660-35. <br />E. The shown Accessory Dwelling Unit (ADU) on the exhibits are not subject to this Major <br />Site Plan Review. The ADU will be reviewed under a separate ministerial Planning <br />Permit. <br />F. The detached accessory structures shown on the exhibits are not legalized or permitted <br />with this Major Site Plan Review. Said accessory structures shall be reviewed under <br />separate permits. <br />G. Construction of the project shall remain in substantial compliance with the approved <br />exhibits and plans.
