H. Prior to issuance of building permits, the applicant shall indicate details and <br />specifications for exterior lighting on the proposed structure. Any new exterior lighting <br />proposed shall be low wattage and designed and located to cast light downward as not <br />to shine on adjacent properties, details subject to the approval of the Zoning <br />Enforcement Official. <br />II. BUILDING AND SAFETY SERVICES DIVISION CONDITIONS <br />A. The following shall be included but not limited for the submittal application for Building <br />Permit: <br />1. Structural Calculations. <br />2. Title 24 required. <br />3. Construction and Demolition per CalGreen. <br />4. Egress windows for bedrooms. <br />5. Gas line diagram for all new gas appliances. <br />6. Fire rating for walls, in the event there is a wall within five (5) feet of a property line. <br />7. At time of Building Permit, the sunroom shall be reviewed so that it does not violate <br />an existing five-foot easement along the rear property line, per Tract Map 590. In <br />addition, said sunroom shall satisfy all Building and Zoning Code requirements. <br />III. ENGINEERING AND TRANSPORTATION DEPARTMENT CONDITIONS <br />A. The proposed development shall comply with City ordinances, policies and regulations. <br />All improvements shall be in accordance with the City's Design Standards, Specifications <br />and Standard Plans unless otherwise specifically approved by the City Engineer. <br />B. Pursuant to Government Code Section 66020, including Section 66020 (d) (1), the City <br />HEREBY NOTIFIES the applicant for this Project that the 90 -day approval period (in <br />which the applicant may protest the imposition of any fees, dedications, reservations, or <br />other exactions imposed on this Project by these Conditions of Approval) will begin on <br />the date of the conditional approval of this Project. If you fail to file a protest within this <br />90 -day period, complying with all of the requirements of Government Code Section <br />66020, you will be legally barred from later challenging any such fees, dedications, <br />reservations or other exactions. <br />C. A Title Report shall be submitted with Building Permit Plans. City reserves right to <br />comment further once the Title Report has been submitted. All the recorded easements <br />stated in the Title Report shall be shown on the Building Permit Plans and no structure <br />shall be proposed on these easements. <br />Agreement to Conditions October 3, 2018 <br />PLN18-0043 Page 4 of 6 <br />
