35. The approvals granted by the City as a result of this application, as well as the Conditions of <br />Approval, shall be recorded in the office of the County Recorder of Alameda County. <br />36. A City business license shall be obtained prior to start of business. <br />37. Any complaints regarding this business may be grounds for a review hearing by the Zoning <br />Enforcement Official and/or revocation of the business license by the City Finance Department. <br />38. All requirements of the State of California for care facilities shall be satisfied and maintained <br />current and in compliance at all times. <br />39. No signs shall be erected without prior approval by the Zoning Enforcement Official and after <br />first obtaining a building permit. <br />40. No temporary or unauthorized signs including but not limited to banners, balloons, streamers <br />and pennants shall be placed on the property, unless approved by the City under a Special Event <br />Permit. <br />41.Outdoor lighting shall be dark sky compliant with fixtures that do not shine above the horizontal <br />plane or onto adjacent properties. <br />42. The use of outdoor loudspeakers shall be prohibited. <br />43. All uses and activities shall comply with the provisions of the San Leandro Noise Regulations <br />(Title IV, Article l lofthe Municipal Code). <br />44. No application for amendment of the application or Conditions of Approval shall be accepted <br />or submitted for processing by the City unless (i) there is full compliance with all terms of the <br />application and Conditions of Approval; or (ii) Zoning Enforcement Official and/or Community <br />Development Director waives compliance with minor terms of the application and Conditions <br />of Approval pending application for amendment. <br />45. Pursuant to Zoning Code Section 5-2218, this approval shall lapse on May 1, 2020, unless a) <br />diligent progress evidencing a good faith intent to commence the intended use, or b) a written <br />request for a one-year extension of the administrative review permit is approved by the Zoning <br />Enforcement Office and/or Community Development Director, and there are no outstanding <br />enforcement complaints. <br />Agreement to Conditions May 1, 2019 <br />PLN 18-0080 Page 7 of 7 <br />
