23. Applicant shall provide 2A IOB:C fire extinguishers (1 2A IOB:C fire extinguisher for every <br />1,500 sq./ft.) within the facility. <br />24. Illuminated exit signs shall be provided, indicating the means of egress routes. <br />25. All interior finishes shall be flame retardant. <br />26. Appropriate hardware shall be provided on all doors. <br />27. Applicant shall mount a Knox Box for Fire Department Access to the facility if one is not <br />VII. BUILDING & SAFETY DIVISION REQUIREMENTS <br />28. The following plans and documentation shall be required at the time of Building Permit <br />submittal: <br />a. Mechanical, Electrical, Plumbing (MEP) plan sets <br />b. Title 24 (Energy Efficiency Code) <br />c. Construction and Demolition per Cal Green <br />d. ADA accessible restroom, parking, and path of travel details <br />VIII. MAINTENANCE <br />29. Any graffiti on the portion of the property occupied by the applicant shall be promptly removed. <br />30. All vehicle parking on the site shall be undertaken in a neat and orderly manner at all times. <br />Overnight parking shall be limited to service vehicles and passenger vans necessary to transport <br />patrons/clients. <br />31. All signage on the portion of the property occupied by the applicant shall be kept in a good, <br />clean, sound condition at all times; any damages shall be promptly repaired. <br />32. All landscaping on the portion of the property occupied by the applicant shall be well-maintained <br />in healthy, growing condition and shall be kept free of litter, debris and weeds. Landscaped areas <br />shall be permanently maintained to preserve plant health and consistency with the design at time <br />of completion and City's final inspection. Maintenance includes watering, weeding, pruning, <br />insect and disease control, and replacement of plant materials and irrigation equipment as needed <br />to preserve the healthy and appearance of plant materials. <br />33. All fencing and walls on the project site shall be structurally sound, graffiti -free and well- <br />maintained at all times. Any damage to the fencing shall be promptly replaced or repaired. <br />34. Barbed or razor wire shall not be installed on any fence or buildings on the project site. <br />IX.
