O. Applicant shall continue to comply with Title 14 of the California Code of <br />Regulations. <br />P. Parking lot lighting shall comply with Article 17 of the Zoning Code. All outdoor <br />lighting shall be directed below the horizontal plane and fully shielded. Lighting shall <br />be focused and oriented within the subject property. <br />Q. All exterior/roof-top mechanical equipment shall be screened from view so as not <br />to be visible from the street to the satisfaction of the Zoning Enforcement Official <br />or Community Development Director. <br />R. Any outstanding Planning Services deposit fees or balance shall be paid prior to <br />issuance of a building permit. <br />S. Prior to issuance of Building Permit, the approvals granted by the City as a result <br />of this application, as well as the Conditions of Approval, shall be recorded in the <br />Office of the County Recorder of Alameda County. <br />T. Pursuant to Zoning Code Section 5-2218, this approval shall lapse on May 2, 2020, <br />unless a) a building permit has been issued, coupled with diligent progress <br />evidencing a good faith intent to commence the intended use, or b) a written request <br />for a one-year extension of the Site Plan Review is approved by the Zoning <br />Enforcement Official if no substantive change has occurred in conditions or <br />circumstances. <br />Agreement to Conditions May 2, 2019 <br />PLN 18-0086 Page 12 of 12 <br />
