The landscaping adjacent to the driveway shall <br />be maintained so it does not exceed three feet in height above the top of the nearest <br />adjacent curb and gutter to allow for adequate sight distance, or unless otherwise <br />approved by the City's Transportation Engineer. <br />C. Any graffiti shall be promptly removed from building walls and/or fences. The <br />Property Owner and its successors in interest shall comply with the rules and <br />regulations of the City's graffiti removal program and shall grant a license and right <br />of entry as requested to enforce the terms of such program. <br />D. There shall be no barbed or razor wire installed on the fencing or on the property <br />within 300 -feet of the street. <br />E. The perimeter fencing shall be structurally sound and well maintained at all times. <br />Any damage to the fencing shall be promptly replaced or repaired. <br />F. All dumpsters or trash containers shall be kept in the trash enclosure at all times <br />except for the day(s) the collection company is scheduled for pick-up. Immediately <br />after pick-up all dumpsters or trash containers shall be returned to the trash <br />enclosure, out of public view. <br />G. No objectionable odors emanating from the building or trash enclosure shall be <br />detectable beyond the subject property. <br />H. All vehicle parking on the site shall be undertaken in a neat and orderly manner at <br />all times. <br />No signs shall be erected without prior approval by the Community Development <br />Director and after first obtaining a building permit. <br />J. No temporary or unauthorized signs including but not limited to banners, balloons, <br />streamers and pennants shall be placed on the property, unless approved by the City <br />under a Temporary Sign Permit. <br />K. There shall be no loitering permitted on the site and the site shall be posted to permit <br />enforcement of the City ordinance prohibiting loitering by the City of San Leandro <br />Police Department. <br />L. Outdoor storage of equipment, materials, or merchandise outside the building shall be <br />screened per Zoning Code Section 4-1662. <br />M. All uses and activities shall comply with the provisions of the San Leandro Noise <br />Regulations (Title IV, Chapter 1 of the Municipal Code). <br />N.
