th <br />Proposed Amendments Related to East 14 Street Development Strategy City of San Leandro Zoning Code - Article 6 <br />2-634 to 2-672 Reserved <br />2-674 Additional Use Restrictions: CN, CC, CD, CS, CR, C-RM, P, PHD, NA-1, and NA-2, <br />SA-1, SA-2 and SA-3 Districts <br />All uses not listed as permitted, conditionally permitted, or subject to administrative review are <br />prohibited, unless a decision is made by the Zoning Enforcement Official pursuant to Section 5- <br />2106: Uses Not Listed. <br />In addition to the uses listed above, the following regulations shall apply: <br />A. Automobile Washingis subject to the regulations of Section 4-1634: Service <br />Stations and Automobile Washing. <br />B. Concurrent Sale of Motor Vehicle Fuel and Alcoholic Beveragesis subject to the <br />regulations of Section 4-1644: Concurrent Sale of Motor Vehicle Fuel and <br />Alcoholic Beverages. <br />C.Development of Lots Divided by District Boundaries. Lots located within two (two) <br />districts shall be subject to the regulations of Section 4-1652: Development on <br />Lots Divided by District Boundaries. <br />D.Fast Food Establishments shall be subject to the regulations in Section 4-1630. <br />E. Nonconforming Uses are subject to the regulations of Article 20: Nonconforming <br />Uses and Structures. <br />F. Relocated Buildings. A use permit shall be required for any commercial use, <br />residential use, public or semipublic use, or industrial use occupying a relocated <br />building. <br />G. Restaurants, Full-Service or Cafés in the CN District are subject to Administrative <br />Review if the proposal has, or would result in, either a gross floor area of two- <br />thousand (2,000) square feet, or larger, or a dining area of seven hundred fifty <br />(750) one-thousand (1,000) square feet, or larger. Zoning permit review pursuant <br />to Article 21 shall include, but is not limited to, a review of the proposal’s <br />generation of parking demand, hours of operation, and signage. In order to <br />assure consistency with the purpose of the CN District as stated in Section 2-600, <br />the Zoning Enforcement Official may impose conditions to limit hours of <br />operations and signage further than what is prescribed elsewhere in this Code. <br />The standard for approval is the Zoning Enforcement Official’s ability to make the <br />required findings, as listed below: <br />1.That the proposed location and operation of the Restaurant, Full-Service or <br />Café is in accord with the provisions of this code, and the purposes and <br />specific standards of the CN District in which the site is located; <br />AR.6 <br />Page 36of 46 <br /> <br />
