The applicant shall plant a diversity of species to prevent a potential pest <br />infestation from affecting the entire landscaping plan. <br />20.14. The applicant shall plan insectary plants in the landscaping to attract and keep <br />beneficial insects. <br />21. Sanitation. The Applicant shall comply with the following high standards of sanitation <br />during construction of improvements: garbage cans, construction dumpsters, and debris <br />piles shall be removed on a minimum weekly basis. All food related trash items such as <br />wrappers, cans, bottles, and food scraps shall be disposed of in closed containers only <br />and shall be regularly removed from the site. Inspections, conducted as part of the <br />regular construction compliance, will be conducted to ensure compliance of the <br />applicant and contractors with this requirements. <br />22. Storm Drain. All proposed storm drain onsite and offsite inlets shall be marked “NO <br />DUMPING, DRAINS TO BAY” as per the City of San Leandro Standard Plan Dwg. <br />No. 204. All proposed storm drain inlets that are not within bioretention areas shall <br />have “United Storm Water” or similar trash capture devices. <br />Tract Map <br />23. Tract Map. A tract map for condominium purposes shall be prepared for the project. <br />Map shall be prepared by a licensed Land Surveyor, and a Tract Map application shall <br />be completed and submitted to the City of San Leandro Engineering and Transportation <br />Department, and shall be consistent with the submitted Tentative Map. Tract map shall <br />be approved and recorded at the Alameda County Recorder’s office prior to building <br />permit application. <br />24. CC&R’s. Applicant shall include the development Covenants, Conditions, and <br />Restrictions (CC&R’s) for review by City staff along with the Tract Map submittal. <br />Storm Drainage <br />25. Line Q Connection Permit. The storm drain lines within Broadmoor Boulevard and <br />MacArthur Boulevard are operated and maintained by Alameda County Flood Control <br />and Water Conservation District (ACFCWCD) and is called “Line Q”. Connections to <br />Line Q will require a permit from the District and shall be submitted prior to building <br />permit issuance. <br />Off-Site Improvements <br />26. Sidewalk/Curb/Driveway. The Applicant shall remove any broken and uplifted <br />sidewalk, driveway, curb and gutter along the full project frontage and shall construct <br />new City standard sidewalk, driveway, curb and gutter in the same location and <br />alignment as the existing curb and gutter. All work within the Public Right-of-Way shall <br />be per City of San Leandro Standard Plans. <br />27. Underground Utilities. All utility connections for the project shall be placed <br />underground.
