Existing driveways that would no longer be utilized under <br />the project would be removed (MacArthur Boulevard and Herma Court each have two existing <br />driveways to the project site). As shown in Table 1, the project would provide 45 total parking <br />spaces: 40 garage parking spaces and 5 surface parking spaces. Along the project frontage, 10 street <br />parking spaces would be available on MacArthur Boulevard. Additional street parking is also <br />available along Herma Court, although some sections of Herma Court would be restricted by red <br />curbs around the proposed driveway. Bicycle parking would be provided, located roughly central to <br />the project site in a common open space area. The parking garages would be designed with a <br />ventilation system to minimize exposure of residents to vehicle exhaust emissions. <br />Grading and Drainage <br />The entire project site would be modified by grading, which would be balanced on site. The project <br />site currently has approximately 33,675 square feet of impervious surface area. This would be <br />reduced to approximately 33,191 square feet of impervious surface area with the project (484 <br />square feet less). <br />City storm drainage infrastructure is on MacArthur Boulevard, Broadmoor Boulevard, and Herma <br />Court, and on-site drainage would be directed toward the existing infrastructure through new <br />stormwater conveyance facilities (Appendix A). On-site drainage would be designed consistent with <br />Alameda County Clean Water Program Publication C.3 Stormwater Technical Guidance (Alameda <br />County 2017).
