or b) a written request for a one-year extension of the fence modification is approved by <br />the Zoning Enforcement Official. <br />III. ALAMEDA COUNTY FIRE DEPARTMENT CONDITIONS <br />A. Vehicle Gate Requirements: <br />a) Width. The gate shall provide a clear open width equal to the width of the access road or <br />22 feet in width. <br />b) Set Back. The set back shall be 35 feet from the edge of the road in a Rural Area. <br />c) The gate shall normally be 20 feet back from back of sidewalk per City or County Traffic <br />Requirements in Urban Areas, however this fence modification allows the gate to be at <br />18'-10" from the property line. <br />d) Opening Direction. The gate shall not open outward. <br />e) Battery Open. The gate shall have a battery open feature for power failures. <br />f) Manual Override. The electric gate shall be provided with a manual override. <br />g) Exiting. Automatic Exit Loops or equivalent shall be provided. <br />h) Knox Box Key Switch - a Knox Box key switch shall be provided for Fire Department <br />Access and can be purchased at Knox Box.com. <br />B. Safety Features Pedestrian Gate: <br />a) A pedestrian gate is required near the vehicle gate for exiting purposes. <br />b) The pedestrian gate shall be a minimum of 3 feet wide and a maximum of 4 feet wide. <br />c) The walkway to the exit gate shall be an all-weather accessible surface. <br />d) The exit hardware on the gate shall be lever -acting or panic hardware. <br />e) The exit gate shall be openable from the egress side with one action. All locks and latches <br />shall be interconnected to open or release upon operation of the exit hardware. <br />f) If the pedestrian gate is electric, it shall have a FD key -switch over -ride. <br />g) The pedestrian gate shall have a FD Key Box (i.e., Knox Box) if it is not an electric gate. <br />IV. ENGINEERING & TRANSPORTATION DEPARTMENT CONDITIONS <br />A. Pursuant to Government Code Section 66020, including Section 66020 (d) (1), the City <br />HEREBY NOTIFIES the applicant for this Project that the 90 -day approval period (in <br />which the applicant may protest the imposition of any fees, dedications, reservations, or <br />other exactions imposed on this Project by these Conditions of Approval) will begin on <br />the date of the conditional approval of this Project. If the applicant fails to file a protest <br />within this 90 -day period, complying with all of the requirements of Government Code <br />Section 66020, the applicant will be legally barred from later challenging any such fees, <br />dedications, reservations or other exactions. <br />B. The proposed development shall comply with City ordinances, policies and regulations. <br />All improvements shall be in accordance with the City's Design Standards, <br />Specifications and Standard Plans unless otherwise specifically approved by the <br />Principal Engineer. <br />C. Add the notes below to the Building Permit plans: <br />a) The applicant shall obtain an Encroachment Permit from the Engineering and <br />Transportation Department for any work within the public right-of-way including <br />the use of lifting equipment or the staging of materials.
