SAN LEANDRO SHORELINE DEVELOPMENT EIR ADDENDUM PROJECT <br />CITY OF SAN LEANDRO <br />2.5.1.1 DESCRIPTION OF PROPOSED MODIFIED PROJECT COMPONENTS <br />The proposed components of the Modified Project include: <br />■ 200 to 220 -room select -service hotel. The select -service hotel would provide amenities to guests <br />including a business center, a fitness room, a laundry facility, market pantry, an indoor and/or <br />outdoor pool and a whirlpool, and small meeting rooms. <br />o The proposed parcel size for the hotel is 250,500 square feet, while the gross building would be <br />approximately 150,385 square feet, resulting in a Floor Area Ratio (FAR)' of 0.60. <br />■ 485 housing units: <br />285 Flats: Up to 285 flats would be located at the southern boundary of the Project site off of <br />Pescador Point Drive, and parking for the 285 units would also be provided in an above grade <br />parking structure (max 50 feet in height). <br />- The proposed parcel size for the 285 flats is 277,579 square feet, while the gross building <br />square footage would be approximately 325,000 square feet, resulting in a FAR of 1.17 <br />and a density of approximately 45 residential dwelling units per acre. <br />48 Townhomes: The approximately 48 townhomes would consist of attached and clustered units, <br />approximately two to three stories in height, located at the southern boundary of the Project site, <br />east of Monarch Bay Drive. Parking for the proposed townhomes would be provided through a <br />combination of garages and surface lots (max 36 feet in height). <br />- 152 Single -Family Detached Homes: The proposed single-family residential units would be <br />located in the central portion of the Project site, east of Monarch Bay Drive. Parking would be <br />provided through a combination of garages and surface lots (max 36 feet in height). <br />- The proposed parcel size of the combined townhomes and single-family detached homes <br />is 706,076 square feet resulting in an aggregate gross density of approximately 12.3 <br />dwelling units per acre. <br />■ Restaurants (totaling approximately 20,000 square feet): <br />o Restaurant adjacent to or connected to the hotel: Approximately 5,000 square feet (max 50 feet <br />in height). <br />o Two-story restaurant with upstairs banquet facility adjacent to hotel: Approximately 15,000 <br />square feet (max 30 feet in height). <br />' City of San Leandro. 2019.
