I. Project construction contractor shall comply with the current Bay Area Air <br />Quality Management District (BAAQMD) Best Management Practices for <br />reducing construction emissions. <br />J. Project construction contractor shall ensure that all nonessential idling of <br />construction equipment is restricted to five minutes or less in compliance with the <br />California Air Resources Board (CARB) Rule 2449. <br />X. GENERAL CONDITIONS <br />A. The project site shall be well maintained and shall be kept free of litter, debris and <br />weeds at all times; during construction, the site shall be well maintained and shall <br />be kept free of litter, debris and weeds. <br />B. The applicant/property owner shall be responsible for litter pick up of patron's <br />litter twice a day on-site and for a minimum distance of 400 feet from the exterior <br />property lines. If conditions necessitate, the applicant/property owner shall retain <br />a contract litter clean-up service for one of two daily pick up services as required <br />by this condition. <br />C. Any graffiti shall be promptly removed from building walls and/or fences. The <br />Property Owner and its successors in interest shall comply with the rules and <br />regulations of the City's graffiti removal program and shall grant a license and <br />right of entry as requested to enforce the terms of such program. <br />D. There shall be no barbed or razor wire installed on the fencing or on the property <br />within 300 -feet of the street. <br />E. The perimeter fencing shall be structurally sound and well maintained at all times. <br />Any damage to the fencing shall be promptly replaced or repaired. <br />F. All dumpsters or trash containers shall be kept in the trash enclosure at all times <br />except for the day(s) the collection company is scheduled for pick-up. <br />Immediately after pick-up all dumpsters or trash containers shall be returned to <br />the trash enclosure, out of public view. <br />G. No objectionable odors emanating from the building or trash enclosure shall be <br />detectable beyond the subject property. <br />H. All vehicle parking on the site shall be undertaken in a neat and orderly manner at <br />all times. <br />All landscaping improvements shall be maintained in a healthy, growing condition <br />at all times. <br />J. No signs shall be erected without prior approval by the Community Development <br />Director and after first obtaining a building permit. <br />K.
