Usable open space reserved for the exclusive use of residents and their guests. <br />with a minimum dimension of 10 feet in any direction and a minimum area of 300 square feet. A uUsable open space adjoining and directly accessible to a dwelling unit, <br />reserved for the exclusive use of residents of the dwelling unit and their guests. and which is any of <br />the following (Also see Section 2.04.356 RM District—Multi-Family Dwellings, Requirements for Open <br />Space.) <br /> <br />A. A private balcony attached to a dwelling unit with a minimum area of 60 square feet and a <br />minimum horizontal dimension of six feet. <br /> <br />B. A private porch, deck, patio, or court with a minimum horizontal dimension of 10 feet and a <br />minimum area of 120 square feet. <br /> <br /> <br />OPEN SPACE, PRIVATE <br />(The diagram is illustrative) <br /> <br />Open Space, Total. The sum of private open space and common open space. <br /> <br />Open Space, Usable. Outdoor or unenclosed area on the ground, or on a balcony, deck, porch or <br />terrace designed and accessible for outdoor living, recreation, pedestrian access or landscaping, but <br />excluding parking facilities, driveways, utility or service areas, or any required front or street side yard <br />and excluding any land area with a slope in excess of 20 percent. <br /> <br />Opposite. Walls, windows, signs, districts, or property lines shall be deemed opposite if a line <br />perpendicular to the widest horizontal dimension would intersect the facing feature or boundary. <br /> <br />Parcel Processing and Shipping Facilities. Establishments for the processing and/or re-distribution of <br />parcels or products, including but not limited to air and ground cargo receiving and distribution centers. <br />This classification includes “Parcel Processing and Shipping Facilities” that provide incidental warehousing, <br />but excludes “Truck Terminals” and parcel processing that is accessory to industrial, manufacturing or <br />warehousing uses. <br /> <br />Park and Recreation Facilities. Noncommercial parks, playgrounds, recreation facilities, and open <br />spaces. <br /> <br />Parking Lot. A site or portion of a site, that is accessible to the public, devoted to the off-street parking <br />of employees’ and/or customers’ passenger vehicles and light trucks, including areas for parking <br />spaces, aisles, access drives, and landscaped areas, and screening walls, fences, or hedges.
