BAY FAIR TOD SPECIFIC PLAN <br />2. ALLEY FRONTAGES. Active ground -floor <br />uses are not required along delineated <br />alleys. <br />3. MINIMUM INTERIOR HEIGHT. Ground - <br />floor retail uses shall have a minimum <br />14-foot indoor floor -to -ceiling -structure <br />height. Residential ground floors shall <br />have a minimum 12-foot floor to floor <br />height. <br />4. ENTRANCES. Principal building entrances <br />shall face a public street, public pedestrian <br />pathway, or public open space (such as a <br />landscaped square, plaza or similar space), <br />with doors or windows facing this street, <br />pathway, or open space. <br />5. PROJECTIONS. Awnings, canopies, <br />marquees, signs, shading devices, <br />cornices, and lighting may encroach into <br />the setback area above a minimum height <br />of 10 feet from sidewalk grade. If these <br />projections are across or project into fire <br />access areas, the minimum height must <br />be 13 feet and 6 inches. <br />6. OCCUPIED BUILDING AREA. Occupied <br />building area may project beyond the <br />ground floor facade into the setback <br />area above 12 feet from grade. If these <br />projections are across or project into fire <br />access areas, the minimum height must <br />be 13 feet and 6 inches. Occupied building <br />encroachments may extend into the <br />setback area for a maximum of 65% of the <br />length of the building frontage. <br />Z HIERARCHY OF SPACE. New residential <br />development shall establish a clear visual <br />and physical separation between private <br />and public realm spaces by distinguishing <br />between entry types, creating transition <br />areas between public sidewalks and <br />private stoops, and/or utilizing contrasting <br />paving materials. <br />
