CHAPTER 5 DEVELOPMENT STANDARDS + GUIDELINES <br />Ground -Floor Retail Building Frontage Guidelines <br />RECOMMENDED ACTIVE, GROUND -FLOOR <br />RETAIL LOCATIONS. Active, ground -floor <br />retail is strongly encouraged along East <br />14th Street, near the BART Station, and <br />along the connecting streets between <br />these two locations, in whatever location <br />these connections occur. <br />2. GROUND -FLOOR RETAIL USE TYPES. <br />Public -serving street -level uses such as <br />restaurants, retail shopping, customer <br />services, community facilities, education <br />facilities and cultural uses such as theaters, <br />performance spaces, and gathering spaces <br />are particularly encouraged. <br />3. RETAIL BUILDING FRONTAGES. Retail <br />frontages shall be composed of <br />architectural elements that enhance <br />the public realm and provide a human - <br />scaled street environment. The following <br />elements can be used to achieve this goal: <br />• Facade treatments and details that are <br />scaled to the pedestrian <br />WIDE SIC <br />• Distinct corner articulation through <br />differentiation in materials, <br />fenestration, glazing, and roof form <br />• Transparent ground -floor storefronts <br />with awnings or canopies <br />• Generous sidewalks for pedestrian <br />amenities like displays, benches, and <br />cafe tables. <br />4. MINIMUM TENANT SPACE DEPTH. Ground - <br />floor retail and commercial shall have <br />tenant space depths of at least 40 feet. <br />To create a more vibrant and active retail <br />street, narrower and deeper tenant spaces <br />are encouraged to increase the number <br />of storefront entries per linear foot of <br />frontage. <br />5. FREQUENCY OF PEDESTRIAN ENTRANCES, <br />RETAIL GROUND FLOOR. Entrances <br />shall be located at least every 50 feet <br />to a maximum separation of 100 feet, <br />depending on ground floor use.
