The western portion of the site is zoned Industrial Park <br />(IP) District and the eastern portion is zoned Residential Single-Family (RS) District. <br />8. Surrounding Land Uses and Setting <br />The project site is within a fully urbanized area in southwestern San Leandro. It is currently <br />developed with two existing buildings and two associated accessory structures, a private road that <br />provides access to the buildings onsite, and six-foot precast walls around portions of the site’s <br />perimeter. The existing structures and private road make up the 16,727 square feet of impervious <br />surfaces on the project site. The site is generally flat, with existing trees and ruderal grassland <br />vegetation throughout the site. <br />The project site is bounded to the east and west by single family residences. The southern boundary <br />of the project site borders Halcyon Drive, south of which are additional single-family residences. The <br />project site is bounded by an industrial warehouse along the northwest border and by single family <br />residences along the northeast border. <br />Table 1 summarizes the existing characteristics of the project site and its surroundings.
