Introduction <br />Environmental Consistency Checklist Pursuant to CEQA Guidelines Section 15183 9 <br />and Recycling Requirements listed in SLMC Chapter 3-7 as well as the 2019 California Green Building <br />Standards Code. <br />Project construction, including demolition, would last approximately 12 months and would occur <br />over five construction phases, each approximately two months. Daily construction would be from 7 <br />a.m. to 7 p.m. Monday through Friday and from 8 a.m. to 7 p.m. on Saturday. Approximately 2,485 <br />cubic yards of soil would be excavated, 1,356 cubic yards of which would be reused as fill. The <br />remaining 1,129 cubic yards of soil would be exported. <br />Demolition, site preparation, and grading would occur over the entire project site as one phase. The <br />building construction phase would occur over five 2-month phases with each phase becoming <br />operational upon completion as outlined in Table 3. As the residences in each phase are built, they <br />would receive an occupancy permit and be available for sale. The new public street would be <br />constructed prior to construction of the residential lots so as to provide access for construction <br />crews and residential access to operational lots, as they become available. <br />Table 3 Construction Phases <br />Phase Lots <br />1 8-11 <br />2 4-7 <br />3 1-3 <br />4 15-18 <br />5 12-14 <br />Table 4 Construction Schedule <br />Phase Construction Duration <br />Demolition 6 weeks total <br />Site Preparation 1 day total <br />Grading 3 weeks total <br />Building Construction 10 months total <br />Paving 2 days total <br />Architectural Coating 6 months total <br />Utilities and Services <br />The project would include utility connections for water, wastewater, stormwater drainage, power, <br />and telecommunications services in accordance with requirements of applicable utility providers. <br />These utilities would connect to existing infrastructure near the site. Pacific Gas & Electric (PG&E) or <br />East Bay Community Energy (EBCE) would provide electrical and natural gas services; East Bay <br />Municipal Utility District (EBMUD) would provide water service; Ora Loma Sanitary District would <br />provide wastewater service; the City of San Leandro would provide stormwater service; and Waste <br />Management of Alameda County, Inc. (WMAC) services contracted by the Oro Loma Sanitary <br />District Recovery would provide solid waste services. The project would rely on existing public <br />services, including but not limited to, City of San Leandro Police Department (SLPD), Alameda <br />County Fire Department (ACFD), San Leandro Unified School District (SLUSD), and parks and open <br />spaces provided by the City of San Leandro, East Bay Regional Parks District (EBRPD), Alameda <br />County, and the State of California.
