Curb cuts and driveways providing access to parking facilities <br />shall be from an alley or secondary street, rather than from the principal <br />street, wherever such alley or secondary access is feasible. <br />ii. Driveway Length. Minimum 20 feet. <br />iii. Driveway Width. Maximum 24 feet, or minimum required for emergency <br />vehicle access. <br />c. Required Electric Vehicle (EV) Charging Spaces, DA and SA Districts. In the DA and <br />SA Districts, a minimum of 15 percent of parking spaces shall be electric vehicle <br />(EV) charging stations. <br />d. Residential Districts. <br />i. Structured, Partially Submerged, and Underground Parking - Location. <br />Structured parking, including partially submerged or underground parking <br />with three or more feet above ground shall be located a minimum of 40 <br />feet from the primary street facing property line. The Zoning Enforcement <br />Official may approve an Administrative Exception per Chapter 5.06 where <br />the following findings may be made: <br />(1) The design incorporates habitable space built close to the public <br />sidewalk to the maximum extent feasible; and <br />(2) The site is physically constrained such that underground parking <br />or above ground parking located more than 40 feet from the <br />primary street frontage is not feasible. <br />ii. Surface Parking, Carports, and Garages - Maximum Parking Frontage. The <br />total width of above ground parking areas visible from the street, including <br />open parking, carports, and garages shall not exceed 40 percent of any <br />public street frontage. <br />(1) Reductions. The Zoning Enforcement Official can approve an <br />Administrative Exception per Chapter 5.06 to allow a greater width <br />where the following findings may be made: <br />(a) The lot is narrow or otherwise constrained such that <br />limiting the visibility of above ground parking to 40 <br />percent of the public street frontage is infeasible; and <br />(b) Landscaping and other treatments have been <br />incorporated to minimize the visibility of above ground <br />parking from the public street frontage. <br />iii. Garage Design. <br />134
