City of San Leandro <br />A-86 <br />(1) Attached garages located on a street facing building frontage <br />shall be recessed a minimum of 12 inches behind the front <br />elevation wall plane. <br />(2) Where there are adjacent garage doors, one of the following <br />features shall be provided to distinguish between doors and avoid <br />a massive appearance. <br />(a) A change in colors or materials. <br />(b) A permanent vertical trellis with climbing plants or plant <br />materials between garage doors. <br />(c) Vertical trim between garage doors. <br />(d) A minimum three foot by three foot landscaped area <br />between the driveways. <br />e. Commercial and Professional Districts. <br />i. Limitations on Location of Parking. Above ground parking and structured <br />parking, including partially submerged or underground parking with three <br />or more feet above ground shall be located a minimum of 40 feet from the <br />primary street facing property line. The Zoning Enforcement Official may <br />approve an Administrative Exception per Chapter 5.06 where the following <br />findings may be made: <br />(1) The design incorporates conditioned, usable space built close to <br />the public sidewalk to the maximum extent feasible; and <br />(2) The site is physically constrained such that underground parking <br />or above ground parking located more than 40 feet from the <br />primary street frontage is not feasible. <br />6. Off-Street Loading Areas. In addition to the requirements of Section 4.08.164, Location and <br />Design of Off-Street Loading Spaces, loading docks shall be designed according to the <br />following standards. <br />a. Loading docks shall not exceed 20 feet in width. <br />b. Loading docks shall be screened from view by fencing, landscaping, or <br />architectural elements from any adjacent street, sidewalk, or other publicly <br />accessible accessway or open space. <br />c. Loading docks shall be internal to the building envelope and equipped with <br />closable doors. <br />7. Pedestrian Access. On-site pedestrian circulation and access shall be provided according <br />to the following standards. <br />135
