VII. GENERAL CONDITIONS <br />A. Prior to issuance of building permits, the applicant shall record a Limitation of Use <br />(prepared by staff), restricting the new unit to one bedroom only. The document shall <br />be notarized and recorded at the Alameda County Assessors Office. <br />B. The property owner shall maintain the 8 on -site parking stalls for tenants of the four- <br />plex and shall not charge tenants extra rental fees for use of the parking stalls. <br />C. Prior to issuance of building permits, plans for the new 3-car carport shall be submitted <br />and reviewed and approved by the Community Development Director and Senior <br />Transportation Engineer. A slanted -roof design for the carport is preferred. <br />D. Prior to issuance of building permits, plans shall be submitted for review and approval <br />indicating: a new covered entryway feature for the front fagade, the design of which will <br />be similar to the entryway for the new unit; wood shutter for all existing/new windows <br />on the front elevation. <br />E. Prior to issuance of building permits, a lighting plan shall be submitted for review and <br />approval by the Community Development Director. <br />F. The four-plex shall be painted, and building and wall colors, if different from existing, <br />shall be submitted to the Community Development Director for review and approval <br />prior to issuance of building permits. <br />G. Developer shall pay its City development, permitting, and plan checking fees in <br />accordance with the fee schedules in effect at the time of the approval of each final map <br />for development. <br />H. Prior to issuance of building permits, the applicant shall pay school fees as mandated by <br />the State of California. <br />I. Pursuant to Zoning Code Section 5-2218, this. approval shall lapse in 18 months time, <br />on March 14, 2006 unless a) there is diligent progress evidencing a good faith intent to <br />commence the intended use, or b) a written request for a one-year extension of the <br />Planned Development is approved by the Community Development Director. <br />J. The approvals granted by the City as a result of this application as well as the <br />Conditions of Approval, shall be recorded in the office of the County Recorder of <br />Alameda County. <br />Conditions of Approval November 15, 2004 <br />PLN2004-00084; 244 Harlan Page 6 of 6 <br />
