Additional Traffic Mitigation Measures (in italics) presented to the City Council on <br />September 3, 2002 for Consideration of the Proposed Project <br />B. STREETS <br />1. The City's Transportation Administrator must approve all street widths and sections <br />within the project boundary. <br />2. The Tentative Map indicates that the Developer will request the City to vacate a <br />portion of Neptune Drive right-of-way (south of Davis Street). The Developer shall <br />submit a request to the City Engineer for consideration before the Final Map <br />approval. If the request for vacation is granted, the Developer shall bear all costs in <br />the preparation of all necessary documents and for processing of such vacation. The <br />land vacated would revert back to adjacent property owners. The Developer must <br />have agreement with Waste Management to achieve the lot configurations shown on <br />the Tentative Map. T77e Developer and Waste Management shall apply for a Lot Line <br />Adjustment to make these changes to the lots prior to the Final Map. If the request for <br />street vacation is not granted, a new Tentative Map will be required that reflects the <br />final arrangement of the parcels. The new parcels shall be so that each lot has <br />minimum of fifty (50) feet frontage on the approved public or private street. <br />3. Sub -divider shall dedicate a twenty (20) feet wide strip of land for Davis Street <br />widening (south side) along the project frontage as required by the Master Plan of <br />City Streets. Additionally, the Sub -divider shall improve their frontage with new <br />street pavement, curb, gutter, and sidewalk. Modifications to the existing Davis Street <br />pavement, such as grind and overlay, storm drain relocation, and new streetlights etc. <br />may be required to construct the new improvements. The extent of these <br />improvements shall be as determined by the City Engineer during design and <br />construction. <br />4. Applicant shall submit a list of street names, for the review and approval of the City <br />Engineer, for the proposed private streets. <br />5. Street lighting, maintained by the Property Owners' Association, shall be provided over <br />the entire private street system to the satisfaction of the City Engineer. Also, Sub- <br />divider shall perform photometric analysis to determine if additional streetlights are <br />required along the project frontage on Davis Street. <br />6. Handicap ramps shall be provided at appropriate locations, as directed by the City <br />Engineer. <br />7. The Traffic Study prepared by TJKM dated June 6, 2002, indicates that cumulative <br />traffic from nearby development including the proposed Hohener Property <br />development will ultimately require mitigation measures at the intersection of Davis <br />Street and Doolittle Drive and the construction of Eden Road. The study indicates <br />that, although the intersection service levels do not deteriorate below minimum <br />
