MODIFIED CONDITIONS OF APPROVAL <br />CU-93-14: 2660 Eden Road <br />C & G Contractors (applicant); A. Zeitz (property owner) <br />I. COMPLIANCE WITH APPROVED PLANS <br />A. The developer shall be responsible for assuring that any successor in interest who <br />assumes responsibility for this zoning approval is informed of its terms and <br />conditions. ; <br />II. PERMITTED AND PROHIBITED USES <br />A. This conditional use approval is for the recycling of concrete, asphalt, dirt and <br />similar construction materials. These materials are stored and processed' on the <br />site for removal to another location to be used as fill material or other such uses. <br />B. Material shall be stored on the site in pile(s) not to exceed 15 feet in height and <br />providing a 10-foot clearance on the north, east and south property lines and a 20- <br />foot clearance on the west property line. <br />C. There shall be no processing, recycling or storage of wood waste materials, <br />including landscape maintenance debris, on this site. <br />III. ON -SITE IMPROVEMENTS <br />A. The applicant shall submit an application for a Grading Permit, along with an <br />Erosion Control Plan for the activity at 2660 Eden Road. The Erosion Control <br />Plan shall include all necessary measures to be taken to prevent excessive storm <br />water runoff or carrying by storm water, runoff of solid materials onto lands of <br />adjacent property owners, public streets, or to watercourses, as a result of <br />conditions created by the grading and stockpile operations. The Grading Permit <br />and approved Erosion Control Plan must be secured no later than September 1, <br />2002. <br />B. Obtain a Grading Permit to regrade Eden Road. The road shall be regarded and <br />the pipe sections installed at the appropriate grade to provide positive drainage. At <br />this time, the ditch does not appear to have consistent grade and does not provide <br />adequate drainage capacity. The Grading Permit must lie obtained no later than <br />September 1, 2002. All work to correct the drainage on Eden Road must be <br />completed no later than October 15, 2002, unless written permission to extend <br />this timeline is received from the City Engineer, <br />Modified Conditions of Approval July 13, 2002 <br />CU-93-14 ' <br />Page 1 of 2 <br />
