2. Make the following modifications and additions to the Conditional Use Permit CU-93-14 <br />(A modified copy of the Conditional Use Permit is attached for review.): <br />a. Remove Condition II.A. which describes the operation on the site. Replace condition <br />II.A."with the following: This conditional use approval is for the recycling of concrete, <br />asphalt, dirt and similar construction materials. These materials are stored and <br />processed on the site for removal to another location to be used as fill material or for <br />other such uses. <br />This condition more clearly reflects the current operation and provides flexibility for the <br />business owner. <br />b. Add the following new condition:. Material will be stored on the site in pile(s) not to <br />exceed 15 feet in height and providing a 10 foot clearance on the north, east and south <br />property lines and a 20 foot clearance on the west property line. <br />c. The storage of material on the site shall be brought into conformance with condition b. <br />(above) no later than October 1, 1996. <br />d. Remove Conditions III.E. regarding site drainage. Replace Condition III.E. with the <br />following: Submit a Grading Permit application and Erosion Control Plan for the <br />activity at 2660 Eden Road. The Erosion Control Plan shall include all necessary <br />measures to be taken to prevent excessive storm water runoff or carrying by storm water <br />runoff of solid materials on to lands of adjacent property owners, public streets, or to <br />watercourses, as a result of conditions created by the grading and stockpile operations. <br />The Grading Permit and approved Erosion Control Plan must be secured no later than <br />September 1, 1996. <br />This condition replaces the general condition regarding drainage with more specific <br />requirements <br />e. Remove Condition III.F. regarding site grading. Replace Condition III.F. with the <br />following: Obtain a Grading Permit to regrade Eden Road. The road shall be regraded <br />and the pipe sections installed at the appropriate grade to provide positive drainage.' At <br />this time, the ditch does not appear to have a consistent grade and does not provide <br />adequate drainage capaciry. The Grading Permit must be obtained no later than <br />September 1, 1996.
